VISA SCHEME BY THE UAE GOVERNMENT | Allowing expatriates to live and enjoy the best quality of life that the UAE has to offer to its residents without a work visa.

1. Golden Visa - Investors with a minimum of Dh 2 million investment, entrepreneurs, outstanding students and graduates, humanitarian pioneers, scientists, frontline workers, and Covid-19 heroes, exceptionally-talented and first-degree relatives can obtain Golden Visa.

2. Remote work visa - This one-year visa allows the holders to reside and work in UAE remotely for their foreign employer.

3. Green Visa - Ranging from two to five years, green visas are issued to investors or partners, freelancers/self-employed, students, and relatives. Freelancers/self-employed should have a permit from MoHRE, annual income from self-employment of no less than Dh360,000 for the previous two years, and prove financial solvency throughout their stay in UAE.

4. Retirement Visa - People aged 55 and above can apply. To obtain a retirement visa, they must have invested Dh2 million in property, have financial savings of no less than Dh1 million, or have an active income of no less than Dh20,000 per month.

5. Job exploration visa - Foreign nationals falling under first, second, or third skill categories as per Ministry of Human Resources & Emiratisation (MOHRE) guidance will be issued a 60-day visa to be able to conduct job interviews, meetings, and business opportunities such as setting up a company.

6. Divorced and/or windowed women and their children - his one-year visa extension is granted to women living in the UAE who were on their husband’s visa at the time of divorce or widowing. The extension starts from the date of death or divorce and may only be renewed one time and does not require a substitute sponsor. Visas of the woman and her children must have been valid at the time of the death or divorce.

7. Humanitarian Exemption - A female resident whose Emirati husband passed away and she has one or more children is granted this visa. Parents or children of UAE citizens who hold foreign passports and the spouse and children of GCC citizens who hold foreign passports are also granted visas on humanitarian grounds.

The first special in the construction of the pool is getting the trakheesi permit. The pool installation companies know the entire approval process and take care of it.

5000 AED is the deposit to the developer. 6000 AED is the cost of paperwork and permits.

The average cost for construction for a small pool is between 16k USD to 22k USD and for a large pool is 35K USD to 85k USD.

The price depends on the size, type of the pool, lighting, and decor, cleaning systems, cooling and heating systems, and the type of soil.

Although pools are most in demand during the summer, winter is the best time to start building, as demand and prices are low.

Large developers do not agree to change layouts upon request and hand over properties according to the approved projects.

CHANGING LAYOUT AFTER COMPLETION

1. Select a contractor and approve the estimate.
2. Preparation of documents.
3. Obtaining NOC permission from the developer.
4. Obtaining permission from government authorities.
5. Obtaining permission to enter the facility for contractors from the developer.
6. Ex*****on of construction work.
7. Inspection confirming that the work is safe and performed according to the NOC.

Not every layout change can be approved. The structural walls cannot be moved in the apartment, and the villa should keep up with the community master plan.

DOES DUBAI PROPERTY OWNER NEED A WILL?

Lawyers recommend every expat property owner in Dubai to have a will.
If there is no will, it is possible that the property will be divided according to the Sharia law, which is different from what most non - Muslims ex-pats are used to.

In November 2020, the UAE Government allowed expats to apply the laws of their country in relation to assets in the UAE.

An exception remains for UAE real estate, which is still subject to UAE laws, unless the will is registered in the UAE.

So, it is essential to make a will and indicate the choice of national law in it.

If the property owner already has a will in their home country, it is legally valid in Dubai. But the acceptance of the inheritance will be longer and more complicated if the will was not registered in Dubai.
