Dubai's office market just had its biggest half-year on record. 🏢

Dh15.8 billion in sales, January–June 2026 — nearly triple where the market stood a year ago, and more than double the whole of H2 2025.

The scale of that shift shows up in the big-ticket numbers: 220+ deals over Dh20 million in H1 alone. In all of 2025 — both halves combined — there were just 20. 95% of those went off-plan, at an average price of Dh8.3M, up 133% year-on-year.

And the map has changed too. Business Bay is now Dubai's #1 office address, with 814 combined transactions, overtaking Al Sufouh 1.

Here's the part most posts leave out: Q2 slowed 36% versus Q1. The structural story is still intact — diversified economy, strategic location, pro-business regulation — but the market has entered H2 in a more uncertain window. Q3 will tell us whether that was a seasonal pause or the start of something bigger.

Commercial real estate in Dubai isn't just an institutional game anymore. Half of all off-plan office deals in H1 were under 1,000 sq ft — a lower entry point than most investors realise.
