Big progress at Wattle — September construction update.

We filmed on site in late September and walked every level, from level two to the top floor. The timeline hasn't moved.

Practical completion is still tracking January/February 2027, which puts settlement around May/June. It could be earlier. We'll know more as we get closer.

Where Wattle is up to right now:

Level 2 — plasterboard up, kitchen cabinetry going in, walk-in pantries framed, robe joinery underway, bathrooms at rough-in
Level 3 — balcony tiling and balustrades going on, behind the double-glazed sliders
Level 4 — plasterboard complete, finishing joinery staged and ready
Level 5 — steel-stud framing, insulation and services rough-in
Top floor — still at frame stage, external rendering underway outside
Banksia — basement excavation underway next door, excavators working alongside the completed buildings

Wattle is an active construction site, so we can't take anyone through it yet. The video is how you see inside — watch the full walkthrough above.

To see a finished apartment in person, our display apartment in the Magnolia building is open Thursday to Sunday, 10am–3pm, at 221 Bloomfield Street, Cleveland. Book a time at lagunawaters.com.au, or call Cody Fraser on 0403 650 732.

Never lived in, ready to move in.

4302 at Laguna Waters is one of only 17 Luxe residences in Magnolia — a building of 52. Magnolia was completed this year and the first residents moved in in March. The owner of 4302 has not spent a single night in it.

The Luxe difference starts in the kitchen. Miele throughout — an 80cm induction cooktop with PowerFlex, a 60cm PureLine oven, integrated microwave and semi-integrated dishwasher — on 20mm stone with a mirrored stone splashback, and a butler's pantry behind it with its own bench, tap and sink. Then two car spaces side by side, the way you would have them at a house.

183m² all up: 152m² internally and a 31m² balcony measuring 5.0 by 4.9 metres — an outdoor room rather than a ledge. Three bedrooms plus a multi-purpose room at 3.5 by 3.2, which is a home office with a door that closes, a guest room, or a media room. The room that makes a three-bedroom apartment work like a four.

Downstairs the resort does the rest — more than 5,500m² of amenity, the lagoon, lap pool, outdoor kitchens and dining, and tropical landscaping throughout. Genuine Sellers — Offers Invited.

Another one sold and settled at Laguna Waters.

An apartment at our Cleveland community by the bay has just sold and settled — handled end to end by the Fraser & Co team, from first enquiry through to the keys changing hands. It's the quiet part of the job that rarely makes the feed, and the part that matters most: seeing a sale all the way through to a smooth settlement day.

Laguna Waters keeps finding its people. With Wattle topped out, Magnolia now occupied and Banksia coming next, momentum across the community keeps building — and demand for well-held apartments by Moreton Bay hasn't missed a beat.

If you've had your eye on Laguna Waters, or you're weighing up a move in Cleveland, we'd love to talk.

Behind the scenes at Laguna Waters — Magnolia & Wattle keeps moving. Recent weeks have added further contracts and expressions of interest across the Wattle building, adding to a steady run of activity through this cycle.

Redland's flagship bayside community continues to draw a mix of downsizers, retirees relocating from further afield, and long-term Cleveland locals who want a genuine lock-and-leave lifestyle without leaving the bay behind. Wattle is well advanced, Magnolia is sold out, and Banksia is the next building to come.

Fraser & Co has been the exclusive marketing partner for Laguna Waters since launch. This is what a well-designed, well-located, well-marketed development looks like in a cycle that rewards patient, considered product.

If you're weighing up a move to Laguna Waters — or want to walk through the display — contact Cody Fraser on 0403 650 732 or [email protected].

Another beachside opportunity joins our Sunshine Coast portfolio — 4/73 Welsby Parade, Bongaree.

Positioned directly across from Bongaree's beach on Bribie Island, this first-floor apartment sits in a boutique complex of just five. Two bedrooms, one bathroom, offered in original condition — a genuine blank canvas in one of the island's most sought-after pockets.

Locations like this rarely come up. A beachfront outlook, walk-everywhere convenience, and real scope to add value — it's the kind of coastal position buyers wait years for.

Expressions of Interest now open. Speak with Janet Kake to arrange your inspection.

New to market — 1 Gumdale Court, Noosaville. A rare 2,333m² family holding on a quiet Noosaville court, with a resort-style outdoor entertaining precinct, sparkling inground pool, and future dual-living potential (STCA).

Well-located Noosaville family homes on generous land are the compressed-supply story of this cycle. Blocks over 2,000m² in this pocket rarely come to market, and when they do they tend to move to buyers who value privacy, indoor-outdoor flow, and the everyday convenience of being minutes from the river, Noosa Junction and the beaches. The Sunshine Coast market is in a healthy resilience phase — well-presented, well-positioned product is what's transacting.

Fraser & Co's Sunshine Coast team lists across the shire, from Tewantin and Noosaville through Sunshine Beach and Noosa Heads. We've marketed Queensland coastal patches through more than one cycle — from Brisbane's bayside to the Sunshine Coast — and know how to present a family home like this to the right buyer.

4 beds · 2 bath · 2-car garage · pool · huge covered patio · 2,333m² block. To view or discuss the property, contact Georgina Watson on 0405 138 153 or Janet Kake on 0418 743 732.

The unit advantage is quietly reshaping how South East Queensland buys.

With Brisbane's typical house now around $1.11M and the typical unit closer to $800k, apartments have become the accessible way into a market that has re-rated strongly over the past few years. And they are working harder for owners: Cotality's July 2026 read puts gross rental yields on Brisbane units at about 3.9%, ahead of roughly 3.1% on houses — with units also outpacing houses on growth through 2025.

This isn't a one-month story. Limited new apartment supply, steady interstate migration and an Olympic-decade infrastructure pipeline keep the fundamentals firm. A well-chosen unit in the right pocket is where accessible entry and stronger yield line up.

We've watched these pockets move from overlooked to sought-after across the full cycle. If you're weighing up where value sits next — to buy, invest or sell — we're always happy to talk it through.

Off-market preview — 34 Toomey Street, Traveston. A rare 1.6-acre Mary Valley holding, offered exclusively to Fraser & Co's buyer database for the next few weeks before it formally lists.

Mary Valley lifestyle acreage this well-finished rarely comes to market at all, and when it does it usually moves before the broader public campaign begins. Sunshine Coast hinterland demand is being met by scarce, tightly-held stock — the buyers who find these homes first are the ones already inside the agent's database.

Fraser & Co's Sunshine Coast team has been on this coast through more than one cycle, from Tewantin and Noosaville through to the Mary Valley. An off-market preview is our way of matching a home like this to the right buyer without the wear of a full public marketing cycle — better for the sellers, and better for the buyer who's been quietly waiting for exactly this.

Approximately 1.6 acres · 2 bed · 2 bath · converted 40-foot studio · 3-bay carport · solar with battery backup · beautifully maintained gardens. Private inspections available now — contact Georgina Watson on 0405 138 153 or Sarah Smedley on 0403 252 422.

Brisbane has spent two years setting records — and mid-2026 finds its market settling into a calmer, more balanced rhythm.

Values are still at a record: the median dwelling sits near $1.12M, up 17.4% over the year, with monthly growth easing to a steady 0.3%. And there are now around 23% more homes on the market than a year ago — the biggest lift of any capital.

For buyers, that's the return of something rare through the boom: genuine choice, and the time to make a considered decision. For owners, balance doesn't mean quality sits — well-located, well-presented homes are still moving quickly.

At Fraser & Co, we've guided clients through every phase of this cycle for close to four decades. If you're weighing your next move in a calmer, more considered Brisbane market, we'd love to talk it through — fnco.au.
