Remember the $2 per week rent increase flagged around the Federal Budget changes associated with the investor tax changes?
Well, this is worth watching…
The latest rental data is now in, and the Queensland numbers are showing some very different results.
Across Queensland, 95.6% of the 712 house and unit rental markets analysed recorded rent increases over the past 12 months.
That’s 681 out of 712 markets.
Queensland’s median weekly rent has now reached $675, increasing 1.74% over the June quarter.
For comparison:
• Queensland +1.74%
• National +1.59%
• NSW +1.52%
• Victoria +1.38%
And some of the individual numbers are pretty significant.
🏙️ BRISBANE
• Hendra houses increased 26.3% over 12 months to $1,200 per week
• Balmoral houses increased 22.2% to $1,100 per week
• Bardon units increased 25% to $688 per week
• Auchenflower and Hamilton houses increased by $200 per week over the year
🌴 GOLD COAST
• Elanora houses increased 14.3% in the June quarter alone, from $1,050 to $1,200 per week
• Clear Island Waters increased by $150 per week in the quarter to $1,550
Across Queensland, 491 markets recorded rental increases ranging from $2 to $150 per week in the June quarter alone.
There is a lot happening in the Queensland property market right now, and these are numbers investors should be paying attention to.
Not simply whether rents are going up.
- Where is the rental pressure occurring?
- Which locations and property types are responding?
- What is happening with new supply?

And if rental conditions are changing this quickly, is the property you’re considering today positioned for where the market is heading?
With the Federal Budget placing renewed focus on new housing supply, there’s another important consideration for investors.
➡️ Not all new property is positioned to perform the same.
➡️ Location, property type, supply, rental demand and what you’re paying to enter the market all matter.
➡️ New doesn’t automatically mean a good investment. The right new property is what matters.
Definitely some interesting numbers worth watching.
