In my work at Regional Estimating and Cost Consultancy, I regularly see projects where the idea is solid… but the numbers weren’t properly tested from the start.
If you’re considering a development, here’s how to assess whether it’s truly viable 👇
👉 What will the finished project actually be worth?
This is your projected property value, and it needs to be realistic—not optimistic.
Ask yourself:
What are similar properties actually selling for (not listed for)?
Is the market rising, flat, or softening?
Who is your buyer or tenant?
If you overestimate property value, everything else becomes meaningless.
