CHEMICAL DELIGNIFICATION β WHEN TIMBER BREAKS DOWN WITHOUT TERMITES πͺ΅β οΈ
Not all timber damage is caused by termites.
One issue we sometimes encounter during timber pest inspections is chemical delignification β a form of timber deterioration that can occur when chemicals within or around a structure break down the lignin that helps hold timber fibres together.
The result? Timber can gradually lose its strength and become soft, brittle or weakened, even though there may be little obvious evidence of termite activity.
π What can cause it?
Chemical delignification can be associated with exposure to certain chemicals, particularly in areas where timber has been exposed to contaminants, chemicals, moisture or unsuitable building products over an extended period.
π Where might it be found?
It can potentially affect timber around areas such as:
β’ Bathrooms and wet areas
β’ Roof spaces
β’ Subfloors
β’ Timber in contact with contaminated soil
β’ Areas affected by leaking or poorly managed chemicals
β’ Older buildings where timber has been exposed to various treatments or contaminants
β οΈ Why does it matter?
The appearance of the timber can sometimes be misleading. Timber may look relatively normal externally while its internal structure has deteriorated.
If weakened timber is identified, further investigation may be required to determine the cause, extent and structural significance of the deterioration.
