I don't believe the work of selling a home starts when the sign goes up. In fact, I believe the majority of the work happens long before a buyer ever steps through the front door.

It starts with research. Planning. Strategy.

It means having honest conversations about the presentation of a home. Does that wall need repainting? Should the tired door handles be replaced? Does the fence need repairing? Are the gardens creating the right first impression? Even something as simple as how a home smells when a buyer walks through the door can influence the way buyers feel.

Then comes the marketing.

My job is to make buyers fall in love with your property before they ever see it in person. When the marketing tells the right story and the property delivers on that promise, buyers arrive emotionally invested.

I've seen the right preparation and marketing make a difference of $50,000 to $100,000 in the final sale price. I've also seen it be the difference between a property sitting on the market and one that goes under contract.

Everyone’s talking about how AML laws are going to affect real estate agents.

But almost nobody is preparing the general public for what’s coming.

Buying or selling property in Australia is about to become very different.

People are going to be asked more questions than ever before.
Where funds came from.
Who is involved in the transaction.
Proof of identity.
Supporting documentation.
Large transfers.
Company structures.
Trusts.
Foreign interests.

For many Australians, it’s going to feel invasive.
For others, frustrating.
And for some, shocking.

But this is the direction legislation is heading.

The days of simply signing a contract and moving through the process with minimal scrutiny are disappearing.

Property transactions are becoming heavily compliance driven and the general public needs to understand that now, not when they’re halfway through buying or selling a home.

Whether people agree with it or not, this is going to change the experience of real estate in Australia permanently.

The public deserves to be educated and prepared for that conversation early.
