[Latest update]

The gap between auction volumes and buyer demand is becoming harder to ignore.

Sydney improved slightly to 43.1%, but still remains well below the 70%+ range typically associated with stronger price growth.

Melbourne held relatively steady but soft at 54.4%, continuing to track in that softer, balanced market range.

The biggest story again was Brisbane, collapsing to just 20.1% - an extremely weak result and one of the lowest clearance rates we’ve seen in quite some time. That suggests buyers are pulling back aggressively.

Adelaide remained the strongest major market at 65.4%, while Canberra dropped below 50% to 49.7%, pointing to increasingly soft conditions there as well.

The broader trend is becoming clearer week by week - more properties are coming to market, but buyers are becoming far more selective on price. Clearance rates across most capitals are now sitting well below where you’d normally expect meaningful upward pressure on values.
