A self-managed OC in Warrnambool had no insurance at all, no building cover, no common area cover. That is a legal requirement, not something you can skip.
One of the owners knew they were in over their heads and called Tim. He handed over information from Consumer Affairs Victoria straight away so the owner understood exactly where they stood legally. But that was only the first problem. Two lot owners could not be reached at all, they did not live at the property and had never engaged with the OC.
Tim worked with the other members to call a meeting, and MBCM was voted in as manager. Insurance was sorted immediately. Then came the harder part: months of letters, phone calls, door knocking and property visits to track down the two missing owners. When Tim finally reached them, they had no real understanding of what being part of an OC involved, once that was explained properly, both became active, paying members.
