What you need to get planning permission for Plot Subdivision, Consolidation and Change of landuse in tribal land:

1. Landbord consent: this sought from the landbord at a fee of P100
2. Sketch plan: also sought from the landboard at a cost
3. Neighbor consultation through local newspaper and government gazette for change of landuse.
4. Certified copy of the certificate (done at the landboard not police)
5. Certified copy of ID of plot onwer.
6. Application fee: each council has its own fee
7. For some council if the plot is developed they require that you regularise existing developments even if you are just subdividing (this would require services of an architect and structural engineer at cost)
8. An affidavit stating that you have engaged us

1.Plot subdivision: this could subdiving a plot into 2 portions or a detailed layout plan

2. Consolidation: this could be 2 or more plots (but for planning permission to be granted this is dependent on the landuse and plot size..sometimes it requires that you change landuse of the plot..eg if after consolidation of 2 residential plots the area is more than 1000sqm, one has to change landuse to multi-residential)

3. Change of landuse: if you have a reaidential plot and you want to develop a pre-school..one has to change landuse from residential to civic and community( this is also dependent on the location, plot size etc)

4. Site planning: we assist designing sites for all non residential developments

5. We help with applying for all types of waivers (minor or major waiver)

6. Land surveying: we offer surveying sevices especially after planning permission for subdivision or consolidation has been granted

7.Application for planning permission for advertising or sign boards
