July 2025 data from the Alberta Real Estate Association shows detached home prices climbing fastest in Grande Prairie (up 13% to $421,958), followed by Red Deer (+9%), Edmonton (+8%), Lethbridge (+7%), and Medicine Hat (+6%). Calgary held steady at $720,000 with no change, while Fort McMurray rose just 1%. Province-wide, sales dipped 4.2% year-over-year, new listings rose 9.1%, and inventory jumped 17.4%, bringing supply to 2.76 months. While Calgary and Edmonton’s markets are loosening, Grande Prairie, Medicine Hat, and Lethbridge remain tight with under two months of supply.
