I've found some creative stuff behind walls over the years.

I like to give people credit; they're trying.

Some of it's harmless. Some of it is genuinely dangerous, especially anything involving true structure, wiring, or gas.

There's a line between a weekend project and something that needs a licensed hand.

Usually, the line is anywhere electrical, structural, or involving water where you can't see the source of.

Homeowners apologize for asking too many questions all the time. Don't.

I think the more you know, the more you will feel like you are in good hands.

Ask me why something needs to happen a certain way.

Ask me what happens if we open the wall and find something we didn't expect.

Ask me how the timeline actually works, not just the price at the end.

Those questions are valid, and if you want to know, I will be honest with you.

Trust starts with asking the right questions. Not just price matching.

Fraser Valley changed its coach home rules and a lot of homeowners are still working off old information so, we are here to set it straight.

I had a conversation with someone recently who thought they needed a rezoning application just to build a coach home in their backyard.

That's not always true anymore. Under the province's small-scale multi-unit housing rules, a lot of secondary suites and coach homes are now permitted without rezoning on qualifying lots inside Chilliwack's urban growth boundary.

Qualifying is the key word.

Lot size determines how many units you're allowed, and the rules have already been updated once since they first came in.

What applied to your neighbour's lot two years ago might not be the current answer for yours.

Do talk to your municipality before you talk to a builder.

Do ask specifically whether your lot qualifies under the current rules, not the rules from a year or two ago.

Don't assume your neighbour's coach home approval means yours will look the same. Lot size and zoning change the answer.

Don't skip the septic and utility check. That's where coach home projects usually stall.

If you're collecting quotes this summer and one comes in noticeably under the others, that's not always a deal.

Sometimes it means scope got left out.

Sometimes it means the crew isn't fully insured for the work.

Sometimes it means corners get cut somewhere you won't see until year two.

Do ask every contractor for the same detailed scope, not just a total number.

Do ask to see their WorkSafeBC coverage and liability insurance directly, not just take their word for it.

Don't compare quotes side by side until you know they're quoting the same work.

Don't hire based on availability alone. A fast start date can mean a smaller or newer crew, and it's worth asking why.

Twenty years in, the jobs that go smoothly are the ones where the homeowner asked more questions up front, not fewer.

Bruce still gets excited walking an empty lot.

There's something about a build with no history yet, no walls to work around, no old decisions from a previous owner to undo. Just dirt, a set of drawings, and a homeowner who's been picturing this for their family for years.

We get to be there for the whole thing. The first stake in the ground. Framing going up until it finally starts looking like a house instead of lines on paper. Then the walk-through at the end, watching someone stand in a kitchen that turned out exactly the way they imagined it.

Interior projects like kitchens, bathrooms, basement suites, don't depend on weather the way exterior work does, but they still depend on scheduling.

Crews booking into the fall months fill up faster than people expect.

Do reach out now if you want work started before the holidays.

Do have a rough budget range in mind before your first conversation. It speeds everything up.

Don't wait until fall to start looking for a contractor if you want a project done by winter.

Don't assume interior work has more flexibility on timing than it actually does.

The homeowners who reach out early are usually the ones who end up happiest with how the project moved.

A full renovation does not finish the month you want to move back in.

Permit approval in Chilliwack is running 6 to 10 weeks right now.
That is before a single tool comes out.

A basement suite runs 8 to 14 weeks after permits.
A kitchen runs 4 to 8 weeks depending on materials and trades.
A full home renovation is 3 to 6 months minimum.

Call before you think you need to.

These are the ones I feel are the most important

1. Are you licensed and insured?
If they hesitate on this one, that is your answer.

2. Who is actually showing up to my site?
Some contractors sell the job and send someone else. Know who is doing the work before you sign anything.

3. Do you pull the permits?
A lot of contractors skip this because it takes time and costs money. You are the one who pays for it later when you go to sell your home.

4. What happens if something unexpected comes up?
It always does. How a contractor answers this tells you everything about how your project is going to go.

5. Can I see past work and talk to past clients?
Any good contractor will say yes without blinking. Hesitation is a red flag.

We have been answering these questions the same way for twenty years.

Save this before you hire anyone.
