Developers often focus on development cost without understanding financial movement.

Cost per unit is important. But equally important:

Absorption rate. How quickly will units sell or lease? If cost per unit is $100,000 but market absorbs only 2 units monthly, carrying costs accumulate while waiting for sales.

Revenue timing. When do you actually get paid? Some developments generate revenue during construction. Others don't until completion. That timing affects cash flow dramatically.

Carrying cost impact. That $100,000 per unit cost means nothing if carrying costs run $10,000 monthly while waiting for sales. Year-long wait costs $120,000 additional, changing your margin completely.

A project that looks profitable on spreadsheet can fail financially if carrying costs and absorption timing aren't realistic.

Smart developers run financial projections that include:
- Development cost
- Carrying cost per timeline
- Revenue timing
- Absorption assumptions
- Total financial impact

That's different than just knowing cost per unit.

A property that's perfect in one neighborhood might be wrong in another. Context determines viability.

Neighborhood context includes what already exists around your property - not to copy, but to understand patterns.

Old, established residential neighborhood. Density is low. Building types are single-family. Character is quiet, tree-lined streets. Introducing dense apartment building might be permissible zoning-wise but clash with neighborhood context. Market might not support it. Community might object vocally.

Younger neighborhood with commercial corridors. Mixed density is normal. Building types are varied. Character is active, developing. Dense development fits context.

Rural area with scattered development. Existing development is sparse. Character is agricultural or estate-like. Introducing subdivision changes context fundamentally.

Understanding context isn't about getting blocked. It's about designing something that fits where it is rather than fighting against neighborhood patterns.

Municipal staff aren't bureaucrats trying to make your life difficult. They're managing complex systems affecting thousands of people.

When staff ask questions, they're asking because:

Infrastructure matters. If your development overloads water capacity, they need to know upfront. That's fair to everyone.

Character matters. Community character changes are permanent. Staff wants understanding whether this is appropriate growth.

Fairness matters. If they approve your project, they establish precedent. Other developers will reference this approval. Staff wants to manage fairness across multiple projects.

Planning matters. Long-term municipal vision guides decisions. They're not rejecting your project arbitrarily—they're assessing consistency with community plan.

Understanding these priorities changes how you approach applications. Instead of "what can I get away with," you're asking "how does this serve the community's legitimate interests?"

That mindset shift dramatically improves approval conversations.

"Why does the municipality want us to redesign? The architectural drawings looked perfect." - This is a conversation we have weekly.

Answer: Your architect created a beautiful design. Your civil engineer sized utilities. Your environmental consultant completed the assessment.

But they never coordinated.

Here's what happened:

The architect designed the building 2 meters closer to the property line to maximize internal space. Brilliant design.

The engineer sized the storm sewer assuming one drainage pattern. Practical sizing.

The environmental consultant identified a wetland setback requirement of 25 meters from the property line. Regulatory reality.

Now the design violates conservation requirements. The engineer needs to reroute everything. The architect needs to move the building. Everyone's blaming each other. The municipality's asking why the application is incomplete.

This single coordination failure adds 6-8 weeks to your timeline and $20,000-$50,000 in revision costs.

The fix? Regular coordination meetings between all consultants DURING design, not after. Weekly calls where everyone shares progress, identifies conflicts immediately, and resolves them before formal submission.

Sounds like overkill? It's not. One coordination meeting prevents six revision cycles.
