Saving for your first home in Canada? 🇨🇦

The tax deduction is only half the story. What happens when you withdraw the money matters too.

🏠 FHSA: A qualifying first-home withdrawal is tax-free, with nothing to repay.

🏠 RRSP Home Buyers’ Plan: Eligible buyers can withdraw up to $60,000. It comes with a 15-year repayment period. Any required annual amount you don’t repay becomes taxable income.

You can use BOTH for the same qualifying home if you meet both sets of conditions.

📅 Year-end reminder: FHSA room starts when you open your first account. If you’re eligible, opening by December 31, 2026 starts your 2026 room—even if you don’t contribute yet.

Save this post for your home-buying plans.

DM me “HOME” and I’ll walk you through opening your FHSA.

Beneficiary and successor holder sound the same. They are not.

A successor holder (your spouse or common-law partner only) takes over your TFSA, and it keeps going. A beneficiary gets the money paid out, and your spouse may have to move it into their own TFSA by the end of the next year.

Take 2 minutes today. Open your TFSA paperwork and check which box is filled in.

Not sure? DM me the word SUCCESSOR and I will help you check it.

You can count the seeds in an apple. But you can't count the apples inside one seed. 🍎

For that to happen, the seed has to be planted. It goes into the soil, out of sight, before anything grows.

Your paycheck works the same way.

Every month you pay your rent, your phone, your subscriptions. But who is getting richer from those payments? Not you.

That's why you should pay yourself first.

✅ Pick an amount you can realistically set aside. Maybe 10%, 15% or 20%.
✅ If that's too much right now, start smaller.
✅ Move it automatically, before you get a chance to spend it.
✅ Treat it like a bill you owe your future self.

Want to know how much to save, and where? DM me the word SAVE and I'll personally sit down with you and teach you this one strategy. 🌱

Which grew more over the last 10 years: real estate or the Nasdaq-100?

Dec 2015 to Dec 2025:
Vancouver detached homes: about +30.7% (roughly 2.7% a year)
Nasdaq-100, US dollars, dividends reinvested: about +500% (roughly 19.7% a year)

These numbers alone can't tell you what to do. A home gives you a place to live, and that isn't in the price. The Nasdaq-100 is concentrated: its top 10 companies are about 45% of it, and it fell 32% in 2022. You can't invest in an index directly, and funds that track it charge fees.

Before you buy a home or condo, check:

Your real monthly cost
Cash left after your down payment and closing costs
Whether you could handle a higher rate at renewal
Condo: have your lawyer review the status certificate and reserve fund information

And don't rely on one property for your whole financial future.

Comment COMPARE and I'll send you a simple homebuyer checklist.

Your term insurance can renew. But at what price?

Many people buy term insurance in their 30s because it is cheap. Then the term ends, and they find out the price can jump a lot, because they are older now. Some policies also stop at a certain age. And if your health has changed, a new policy may cost more, or you may not qualify at all.

The best time to check is years before the end date, while you still have choices.

Take 5 minutes today and find these 3 things in your policy:

The date your term ends.
What the price becomes after that date.
Whether you can convert to permanent coverage, and until what age.

Not sure what your policy says? DM me the word RENEWAL and send me your policy details. I will explain in simple words what happens next.

Save this post and check your policy this week. Send it to someone who bought term insurance a few years ago.

Educational content only. Every policy is different, so read your own contract.
