To stop working, you need two things: enough savings and no mortgage weighing you down.

Most people spend years focused on the savings side and never touch the mortgage strategically.

But if you claim the interest on your home mortgage correctly, you can get refunds back every year and use them as prepayments, paying off your mortgage up to 10 years early.

Most Canadians are throwing away thousands in tax every year without knowing there's another way.

The opportunity isn't in your rental property; it's on your home mortgage, which normally isn't tax-deductible. Most landlords have no idea this exists.

Instead of using rental income to cover rental expenses, redirect it as a prepayment on your home mortgage. Use a line of credit to cover the rental instead, and that line of credit becomes tax-deductible, generating refunds you put toward the mortgage.

Retiring early takes more than savings. You also need to get rid of your mortgage, and tax refunds are one of the fastest ways to do it.

Claim the interest on your primary residence as an expense, and you can get back refunds from the year before. Use those refunds as prepayments, and people pay off mortgages up to 10 years faster.

For landlords, it works even better. Redirect your rental income, use a HELOC, and convert your home mortgage into a tax-deductible investment loan, without touching your capital gains exemption.

Most people are sleeping on this program, and anyone with a mortgage can qualify. The CRA gives landlords special treatment through something called debt conversion, converting your home mortgage into a tax-deductible investment loan.

Once that’s set up, you can claim the interest and get refunds back. Use those refunds to pay down your mortgage, and you could be mortgage-free 10 years early.

Every month, your rental income goes toward your home mortgage while a line of credit covers the rental mortgage and expenses instead, and that line of credit becomes tax-deductible too.

Fewer mortgage payments means more room for travel, and an earlier retirement.

There is a way to stop paying your mortgage years before your amortization says you have to, and most Canadians never hear about it.

Own a rental property, put in the setup work now, and eventually your home mortgage moves over to the rental. From that point, your tenant is the one paying it, not you.

Look at your mortgage payment today, probably $3,000 to $4,000 a month. Multiply that by 12, then by 5 or 10 years. Eliminate that, and you open up room to retire earlier, travel more, and spend on what matters instead of the bank.

It is called rental cash-damming, and it has to be structured correctly, or the CRA will not allow it.
