LAND MYTHS IN CAMEROON – PART 1
Myth: “A land certificate automatically means the land is genuine.”
One of the biggest misconceptions in Cameroon’s real estate market is that once someone shows you a land certificate, the transaction is automatically safe. Unfortunately, that is not always true.
A land certificate is important, yes, but it should never be the only thing you rely on before buying land. Why?
Because there have been cases of:
• Fake land certificates.
• Double sales of the same land.
• Fraudulent transfers.
• Family land disputes.
• Land sold without proper succession processes.
• Genuine documents attached to problematic land.
This is why due diligence matters. Before making payment, it is important to:
✔ Conduct verification at the Land Registry.
✔ Confirm the real ownership details.
✔ Check whether there are disputes or encumbrances.
✔ Visit the site physically.
✔ Verify family consent where necessary.
✔ Involve a qualified notary or legal professional.
Many people only discover problems after paying deposits.
A land certificate is part of verification, not the entire verification process.
Land is too valuable to buy based on assumptions.
