A great opportunity to celebrate the farmers and growers who work tirelessly to produce our food, care for our countryside and support rural communities. 🌾💚

🏗️ New NPPF Published: Pro-Growth Planning Policy Changes Across England

📢 It has been announced today that the Ministry of Housing, Communities and Local Government have published the new National Planning Policy Framework (NPPF). This latest iteration, which incorporates the proposed changes consulted on between December 2025 and March 2026, has now been adopted.

📄 For those involved in planning, development and land promotion, this is a significant moment. The NPPF sets out the Government's planning policies for England and is of critical importance for how both plan-making and decision-making are expected to be carried out by Local Planning Authorities. As a result, changes to the Framework have far-reaching implications for Local Plans, planning applications, appeals and development opportunities nationwide.

📈 The direction that the new NPPF takes represents one of the most significant reforms since the NPPF was introduced in 2012, with key changes made to housing delivery, economic growth, climate policy, infrastructure provision and rural development.

🔍 Our team is reviewing the new Framework in detail and will be sharing practical guidance on what this means for landowners, developers, businesses and local communities.

🏡 Allocation Achieved and Land Sale Completed in Barrow, Suffolk.

We are pleased to have helped move this project from Local Plan Allocation 📍 to a completed land deal 🤝. After securing an allocation in the West Suffolk Local Plan for around 15 new homes 🏘️, we invited proposals from a select group of housebuilders and led negotiations from Heads of Terms through to exchange and completion ✅.

With the land transaction now complete, we are excited to continue supporting the project team as the planning application 📋 is prepared and submitted.

🌿 BNG rule changes confirmed from 6th August 2026 🌿

The Government has published amendments to Biodiversity Net Gain (BNG) regulations, including:

✅ A new exemption for developments on sites of 0.2ha or less (subject to an onsite Priority Habitat exception)
✅ Greater flexibility for minor developments to deliver BNG off-site in the first instance
✅ A new temporary development exemption (with a 5-year time limit)
✅ Removal of the existing self/custom build exemption

The changes to the biodiversity gain hierarchy could be particularly significant if you have been considering taking forward development proposals on a small site but were previously put off by the numerous ecology reports required. 🌱

By making it easier for minor developments to utilise off-site solutions, these schemes may also avoid losing valuable development area to deliver on-site biodiversity units.

For landowners considering habitat banks or BNG credit generation, this is another important regulatory development to be aware of. 🌾

☀️ Wilson Wraight Summer Social ☀️
A great afternoon spent together at Go Ape Thetford for our summer social! 🌳🧗

Some of the team took on the treetop courses, while others joined in with a range of team activities on the ground. There was plenty of friendly competition, a few wobbly moments in the trees, and lots of laughs throughout the day. 😄

We then rounded things off with a BBQ together, which was the perfect way to relax and catch up outside of work. 🍔🌭☀️

A big thank you to Go Ape Thetford for such a fun day – we all had a great time! 🙌

🏗️🌿 Great to be part of the final Suffolk Design: Sessions event, exploring the challenge of balancing placemaking ambition with development viability.

The interactive workshop sparked valuable discussion between planners, designers, developers and other professionals, demonstrating how different disciplines can bring meaningful perspectives that strengthen projects and improve outcomes. It was particularly insightful to explore how real-world challenges and unexpected "wild cards" can shape the development process and influence decision-making.

📍 The visit to Barrelmans Point on the former HMS Ganges site provided a fascinating opportunity to see the redevelopment of a culturally significant brownfield site firsthand. It highlighted how development can unlock the potential of historic places while remaining sensitive to their heritage, existing communities and future uses.

A big thank you to Suffolk Design for bringing together such a diverse mix of professionals to share knowledge, experiences and ideas. Events like these reinforce the value of collaboration in creating places that are both deliverable and design-led.
