This property improved from an EPC rating of D to C after the homeowner had installed additional insulation and upgraded their lighting to energy-efficient LED lighting 💡

These relatively cheap improvements made all the difference. A thorough inspection is essential too to make sure no upgrades are missed. Even with a very small awkwardly positioned loft hatch, we made sure the insulation was properly identified and evidenced, helping the homeowner achieve the rating their property truly deserved.

Sounds surprising… but it can happen 👇

🌍 Ground source heat pumps are very efficient in real life but EPC ratings don’t always tell the full story.

Here’s why your score might drop:

⚡ Electricity vs gas: EPCs use standardised costs and electricity is often “rated” as more expensive than gas.

📊 Calculation method: Reduced data standard assessment procedure (RdSAP) methodology, which is what we use to assess properties, doesn’t always reflect real-world efficiency or running patterns

🏠 Poor insulation = poor results. Heat pumps work best in well-insulated homes and without it, your EPC can suffer.

🔥 Flow temperatures matter: If your system runs hotter (like a traditional boiler), efficiency drops on paper.

👉 Bottom line: A heat pump can reduce your bills and carbon footprint… but not always boost your EPC score (yet). Something to consider if your score is important to you or if you’re a landlord looking to raise your score to a C.

Why Has Your EPC Score Gone DOWN? ❌

Noticed your EPC rating dropped during a recent assessment? It can be very frustrating and here are some reasons why it may have happened:

🔍 Updated calculation methods: EPC software gets updated over time, to take into account changes in legislation as well as energy prices, and this can slightly change how your home is scored.

🏚️ Ageing systems: Boilers, insulation, and windows lose efficiency as they get older.

📄 Missing information: If improvements (like insulation) can’t be verified, they might not be included. It’s also possible that a previous assessor could have missed key features.

🔥 Heating changes: Switching systems (even upgrades) can sometimes affect your score differently than expected, like ground source heat pumps which use much more electricity.

🚪 Property condition: Wear and tear, drafts, or removed features can all impact efficiency.

👉 The key thing: A lower score doesn’t always mean your home is worse; it’s more than likely that it’s being measured differently or more accurately.

It’s also essential that you provide your EPC assessor with us much information and evidence as possible to back up any improvements you’ve made. If we can’t see it and have no proof of it, it didn’t happen as far as our assessment is concerned.
