Tonight, someone in Colchester finds out about a planning gain opportunity nobody else in the room knew about yet.

Will it be you?

PPN Colchester is back tonight — doors 6:30pm, Lexden Wood Golf & Leisure Club — and here's what you'll walk away with:

🏗️ Carol Clarke — Planning Gain
Colchester's new Local Plan just left 11,400 homes unallocated. Carol's showing exactly how to spot the plot development, aparthotel, care home, and pub conversion opportunities hiding in that gap — before everyone else catches up.

💷 Paul Hillard — Protect Your Margins
40-50% off trade prices on refurb materials. Lower landlord insurance. Real case studies on why "cheap now" costs more later. One property or fifty — this pays for your evening in the first five minutes.

No experience required. No portfolio size too small. Just turn up.

Two great speakers one showing you what opportunities are there the other showing you how to save money and protect your margins.

"Cheap now" is often the expensive option later.

It's tempting to go with the lowest quote on materials for a refurb. It's also how a lot of investors end up paying twice — once for the cheap job, and again for the repairs six months later.

Paul Hillard is walking through why the cheapest price up front isn't the same as the cheapest project overall, with real case studies from refurbs and developments to back it up — plus how LNPG's buying power gets members proper trade pricing without cutting corners.

🏠 Central Goverment has set Colchester's Housing target to 21,692 homes between now and 2043!

10,300 homes already in the pipline leaves a whopping 11,400 homes that still need allocating. Thats over half the total target still looking for a site.

Carol Clarke will be discussing plot development planning gain, aparthotel conversions, carehome conversations and pub conversions, at PPN Colchester tomorrow Wednesday 2nd September.

If the council do not hit the target with a five year plan they lose the control over where development will be. Then planning decisions got to the Goverment Planning Inspector.

The timing couldnt be more perfect for developers and investors to understand the planning landscape.

Plot development is for big developers with big budgets.🗺

That's what most investors believe. It's also wrong.

The opportunity in plot development isn't about scale of capital — it's about scale of outcome. One piece of land, the right planning strategy, and gains that multiply without multiplying your workload.

This is the bit most people miss: you don't need to build ten houses to benefit from thinking like someone who does.

Carol Clarke is showing PPN Colchester exactly how to spot this kind of opportunity — plus the aparthotel and care home conversion strategies most of your competition aren't even looking at yet.

Saving Landlords money let us show you how.

Landlord insurance is up this year.

Record payouts, rising claims, higher premiums — and most investors are just absorbing the extra cost every renewal, because it feels like there's nothing to be done about it.

Paul Hillard disagrees.

At PPN Colchester this month, he's showing how LNPG's collective buying power gets members trade prices on materials — and how the same membership can bring your landlord insurance costs down too.

Whether you've got one property or fifty, this is about protecting margins that are already getting squeezed from every direction.

Retail. Trade. Contract.

Three different prices for the same materials — and most investors are paying the wrong one without realising it.

Paul Hillard is breaking this down at PPN Colchester this month: what separates the three pricing tiers, why LNPG members get access to 40-50% off trade prices most investors never see, and real case studies from actual refurbs and developments.

If you've ever wondered why your refurb costs more than someone else's near-identical project, this is the session that answers it.

Pubs just got harder to convert into flats.

New planning rules came into force this month — developers now have to prove a pub has no realistic future before they can turn it into homes or offices, including 12 months of marketing evidence first.

Most investors will read that and move on. Fewer conversions, more red tape, not worth the hassle.

But that's exactly why it matters if you do understand the planning gain angle. Less competition for the deals that still stack up.

At PPN Colchester this month, Carol Clarke is breaking down exactly how investors are still finding planning gain in plot development, aparthotel conversions, care home conversions, and yes — pub conversions, new rules and all.

40 minutes, plus Q&A. Wednesday 2nd September, doors 6:30pm, Lexden Wood Golf & Leisure Club.

Come and find out what your competitors already know.

See you there!
