Here is the uncomfortable truth, most agents will dance around to win your instruction. Overpricing your home does not protect its value. It buries it.
Homes are taking longer to sell across the UK right now, and a BIG reason is asking prices being set too high on day one. The numbers are brutal.
A home that has to be reduced typically sells for around 84% of its original asking price, takes roughly three times as long, and is far more likely to fall through.
Price it right from the start, and you are around 40% more likely to actually sell through the agent who got it right.
So if I give you a number that you did not want to hear, it is not because I value your home less. It is because I respect it, and you, too much to set you up for months of silence.
In Crawley & surrounds, I would rather tell you the truth on day one than apologise on day ninety. Honest pricing is not pessimism. It is strategy.

People think my job is selling houses. It is not. It is helping someone close one chapter of their life and open the next.
