If you’re a homeowner, landlord, or buying property in the next 6–12 months, this is worth knowing.

Last week in our BNI meeting, Michael Brooker of Mandalay Financial LTD delivered his member presentation, and it reminded everyone why the right mortgage broker makes such a difference.

Mike isn’t just someone who arranges mortgages.

He actively monitors the market and renegotiates mortgage offers throughout the process to make sure his clients get the best deal possible.

In the last year alone, this approach has helped his clients save over £100,000.

Recently a member asked Mike about a headline in The Guardian:

“Average UK mortgage rate tops 5% as lenders scurry to reprice loans amid Middle East crisis.”

So we asked him, is this something people should be worried about?

Mike explained "that while the average rate has technically moved above 5%, averages can be misleading.

No one actually pays the “average” rate.

Your rate depends on your personal circumstances, risk profile, and the lenders available to you at the time."

Which is why having someone who understands the market and stays close to it matters so much.

Sunday evening for a small business owner is just Monday morning’s planning meeting… held inside your own head.

You’re technically relaxing.

But your brain is running through a list that looks something like this…

• Did I reply to that email?
• I need to follow up with that client.
• Where is the next piece of work coming from?
• I should probably post on LinkedIn.
• Did I send that invoice?

Running a business is brilliant.
But switching off completely… that’s another skill entirely.

Networking is one of those words that can make people immediately want to run in the opposite direction.

Images of awkward conversations, forced introductions, and people trying to sell to you before they’ve even learned your name.

Thankfully, that’s not what happens at BNI.

One of our core values is Building Relationships, and that’s exactly what our chapter focuses on week after week.

Members take the time to properly understand each other’s businesses - who we help, how we help, and where opportunities might exist. But it goes deeper than that, we learn about the human behind the business - to deepen the trust we have, and when that level of trust builds, referrals don’t feel forced… they happen naturally.

This means there is plenty of business passed between members (over £95,000 in business won through referrals in the last month). But there’s also a lot of laughter, encouragement, and genuine support along the way.

Because when people really know who you are, what you do and trust how you work, recommending you becomes easy.

BNI isn’t for everyone.

Having totalled over £80,000 last month in Thank you for the business revenue, it sure it working for us.

It does takes commitment - 121s make such a difference and these take place outside the core meeting.
It’s structured - we agree to show up every week between 11:30-1:30 to learn about all the businesses in the room.

But for over 320,000 members worldwide in BNI, it clearly works.

And it certainly works for everyone at A380.

In February alone our chapter generated over £80,000 in “Thank You for Closed Business.”

Since January we’ve also welcomed three new members, and over the past 12 months we’ve maintained a member renewal rate of more than 75%, something we’re really proud of because it reflects the strength of the relationships in the room.

So no, BNI isn’t for everyone.
But for those who find the right chapter and are ready to put as much in as they would like out, it’s exactly the right place to be.

Our chapter is growing and visitors are welcome to join, the only reason we say no is if your specific industry sector is taken.
