Auction Property Workshop!

On Thursday 2nd July, we’re bringing together serious property investors for a hands-on evening focused on one thing… how deals actually get done at auction, and more importantly, how they get funded.

Hosted by Chris Cullen (Lunaria) and Lee Gilder (Cooklaw), this isn’t a lecture - it’s a practical, straight-talking session where you’ll walk through the full journey from spotting a deal, to securing it, to getting the finance in place and completing with confidence. Just clear insight into how it works in the real world.

If you’re looking to get into auctions, or you’ve been burned or confused by the process before, this will save you time, mistakes, and potentially thousands - especially identifying hidden issues in legal packs! Renters’ Rights Act: What Landlords Need to Know

From 1 May 2026 (today!), major changes to private renting in England are now in force.

The key changes include:

✅ Fixed-term tenancies are being replaced by rolling tenancies
Tenants can now give two months’ notice at any point.

✅ Section 21 “no fault” evictions have ended
Landlords must now use valid Section 8 grounds to regain possession.

✅ Rent increases are restricted
Rent can only be increased once every 12 months, using the correct Section 13 notice.

✅ Tenants can request pets
Landlords cannot refuse without a valid reason.

✅ No blanket bans on children or benefit claimants
Adverts must be fair and non-discriminatory.

✅ No rental bidding wars
You cannot accept more than the advertised rent.

✅ Penalties are increasing
Non-compliance could now lead to much higher fines and rent repayment orders.

For landlords, this means one thing: compliance matters more than ever.

Now is the time to review your tenancy agreements, update your processes, speak with your tenants, and make sure your property management is fully aligned with the new rules.

If you self-manage, make sure you understand the changes. If you use an agent, now is the time to check they are ready.
