Interested in learning about Blue Willow Heritage's involvement in both the pre and post-determination stages of a development scheme? Our work on 1 Ralph Road in Chesterfield Borough Council is an excellent place to start. Here, we were commissioned to prepare a HIA for the demolition of a non-designated heritage asset to facilitate the er****on of a series of new structures within the plot. Conditions included the preparation of a series of WSIs for a historic building recording; structural watching brief upon the demolition of the cottage; and an archaeological watching brief and evaluation upon the wider plot. The project concluded with an integrated archaeological report summarising the results of the fieldwork. Read more about this project in the prepared case study published on our website!

Have you ever worked on a project involving a historic church?

Managing change while allowing for sustainable development in these settings is always a challenge, but an incredibly rewarding one. Recently, we’ve been challenged to think carefully about all of these aspects on a number of projects, and while they can be complex, we love the puzzle and finding thoughtful ways to work through them.

It’s where we can play a key role in ensuring that the special qualities of these buildings are preserved, while also making them work for modern congregations and communities.

This can mean improving access through sensitively designed new entrances, enhancing natural light to create brighter and more welcoming spaces, and in some cases, rethinking internal layouts, including the careful removal or reconfiguration of pews, to allow for more flexible use.

Every church presents its own unique considerations, especially where historic evolution and change have created buildings with layered identities of their own.

We’re delighted to hear that retrospective LBC has recently been granted for alterations to a dwelling we have recently been working on in West Thirston, Northumberland.

A fantastic dwelling attached to The Old Manse, an early 19th-century former Presbyterian Manse which incorporates 18th-century fabric. Along with the former Presbyterian Chapel, the buildings have significant group value and occupy a prominent position within the Conservation Area.

In the conservation comments, it was noted that the works undertaken have resulted in some harm (judged to be less than substantial at the lower end of the scale) to the significance of the listed building through minor changes to the plan form and impact on historic fabric. However, this harm has been minimised and can be balanced with supporting the long-term use and therefore conservation of the building.

Overall, the proposals accord with Section 16(2) and 72(1) of the Planning (LBCA) Act 1990, Northumberland Local Plan policies ENV 1, ENV 7, ENV 9 and HOU 9, and Thirston Neighbourhood Plan policy 1.

Last year, our team was occupied with an important project seeking to regularise unauthorised works at Kepwick Hall in the North York Moors National Park, which had been served with an enforcement notice. We prepared two Heritage Impact Assessments which conceded with some of the points in this notice, but also worked with the applicant to amend elements of the regularisation works where necessary. A number of subsequent supporting documents were also prepared by our team, and one of the most significant issues concerned the creation of a new opening to allow machinery to be stored internally. As this machinery was responsible for the upkeep of the estate, public benefit was provided by this alteration, and this solution was ultimately considered preferable to the er****on of a new garage structure, subject to a number of stylistic alterations to the newly-created opening. To our delight, both of the Listed Building Consent applications were approved, with the proposals superseding the schedule of works previously outlined in the enforcement notice.

Dealing with enforcement notices and retrospective consent can sometimes feel like an uphill battle, but rest assured, our team will carry you through to a workable compromise. One of our planning wins from the end of 2025 was for the alteration and renovation of an existing dwelling, as well as the er****on of new car barn, at a property in the immediate setting of a Grade II listed building known as Wingerworth Hall. Our team issued a Heritage Impact Assessment for the scheme and provided design advice throughout, to ensure that the proposals were accepted by the conservation & archaeology teams at North East Derbyshire District Council. Sometimes, our clients request comprehensive Historic Building Appraisals to help inform their design proposals. However, where the nature of a proposed development is relatively minor, we are able to carry out targeted research to help inform the design narrative of a proposed development. We pride ourself on providing tailored design advice to ensure schemes are heritage-led as far as possible. In this case, a listed building was suffering damage from livestock on the adjacent common grazing land, and an alternative yard boundary of some kind was being explored. As you can see, various iterations of yard boundaries are shown across the northern elevation of the structure which were present from at least the time of the first edition six-inch Ordnance Survey mapping, and subsequently modified through time.
