I am very excited! We are going to be building one of the biggest networking events this world will ever see. We're taking the UK by storm.

Maybe we're not massive right now, but I feel like when people care, do the right things, and are ambitious and provide an awful lot of value, you're bound to go far. We're going to be upping the networking game by bringing in some of the top property investors. These are very trusted people who know a lot about the property area. You'll love meeting them.

This generation is broken.

Let me tell you something: we live in a generation where it's
considered "terrible," where everything is meant to be bad and it's supposedly okay to be sad. That is a dangerous mindset. It will destroy or break people; this is misery in context. If you want to be happy, focus on happy. Choose to be happy. It is a choice—your choice. Based on my experience, whether things have been good or bad, I choose to be happy. It's my choice. I'd rather be happy than sad. How stupid it is to be sad! Just choose to be happy. This life is great; it's an amazing life, probably even the best life in history. Choose to be happy.

The elicitation technique I use in networking (and why it benefits both sides)

Good networking isn’t about speaking more.

It’s about elicitation — creating conversations where both people understand other clearly.

Here are three elicitation techniques I use in networking.



1. Correcting the record
People enjoy refining or correcting a light assumption.

Instead of asking direct questions, you make a gentle, incomplete statement and allow the other person to clarify.
They feel heard, not interrogated — and you learn what actually matters to them.



2. Bracketing
Broad questions create vague answers.
Bracketing narrows the focus to a specific time or stage, which helps people think clearly and speak from experience.

This makes conversations more useful for them, not just for you.



3. Gentle disbelief
This isn’t disagreement.
It’s calm curiosity.

When you lightly express surprise, people naturally explain their reasoning and priorities — without feeling challenged.



The goal of elicitation in networking isn’t control it all about clarity.

Top 5 Networking Mistakes I See All the Time

(And honestly they drive me a bit crazy 😂)

Here are five I notice most often:

1. Leading with the pitch
The moment someone feels “sold to”, the conversation closes.
People open up when they feel listened to, not targeted.

2. Waiting to speak instead of listening
If you’re just waiting for your turn, you miss the signals that actually matter.

3. Focusing on status, not substance
Some of the most useful connections don’t look impressive on paper.

4. Treating networking like a numbers game
Ten meaningful conversations beat fifty rushed ones every time.

5. Leaving before the room relaxes
Once the pressure drops, real conversations begin.

The best networking doesn’t feel like networking at all.
It feels like two people understanding each other.

Don’t Network for quick results— Network for 2 Years in the future

Most people walk into a networking event thinking all about them but not how can they provide a great value and grow great relationships
A deal.
A connection.
A client.
A quick win.

But that’s not how real relationships are made.
And it’s definitely not how long-term opportunities are built.

Tomorrow’s opportunities come from being consistent every day.

Each event you show up to…
each conversation you listen to properly...
each time you follow up without expectation…
you build something most people ignore:

Recognition. Trust. Familiarity. Reliability.

And two years later, that’s exactly what opens doors.

Not the first conversation —

tenancy problems don’t appear out of nowhere — they always give warning signs before hand.

It starts small:
A tenant stops replying as fast Payments become slightly inconsistent They avoid simple questions Maintenance issues are mentioned late

These early signs aren’t random —
they’re communication signals telling you something is off.

And when landlords ignore these signs,
the small problem turns into a big one:

Late rent → arrears
Minor damage → major repairs
Confusion → conflict
Silence → stress

Good management isn’t about reacting quickly.
It’s about noticing the signals early enough to prevent the situation entirely.

Clear communication protects your time.
Consistent check-ins protect your property.

One thing I’ve learned very quickly in property is this:

The best deals never make it to the online market.

They move through conversations.
Through relationships.
Through trust.

Someone mentions a landlord who’s quietly thinking of selling.
Someone knows an investor looking for their next project.
Someone brings your name up because your so consistent on keeping your name out there.

That’s how the real opportunities travel.

It’s not about shouting or being the loudest.
It’s about being present, consistent, and in the right rooms.

And honestly, that’s why I’m so focused on networking.

Because the more you connect with the right people,
the more you realise that property is a people business first —
and a numbers business second.

Opportunities move through people.
