🔧 工作日常｜屋企冇人，點解 gas 仲有用量？

客人返香港期間，發現屋企明明冇人，gas 仍然有消耗。檢查後發現，佢屋企用 system boiler 配 unvented cylinder，但熱水一直冇時間掣控制。即使冇人用水，只要水缸自然散熱、溫度跌到設定值，boiler 就會啟動，重新將水加熱。🔥

呢個情況仲有另一個煩惱：boiler 裝喺睡房外嘅 airing cupboard，夜晚間中啟動，聲音聽得一清二楚，影響客人休息。😵‍💫

同客人商量後，今次安裝咗 Hive，等佢可以分開設定暖氣同熱水嘅運作時間。例如將熱水安排喺早晚需要用嘅時段加熱，夜晚休息或出門旅行時就唔使照常保溫。臨時想改時間，亦可以用手機 app 操控，方便好多。📱

有時唔係部 boiler 壞，而係原本嘅控制方式未配合到一家人嘅生活習慣。調整好時間設定，既可以減少不必要嘅能源消耗，亦可以讓夜晚安靜返啲。😌

🔧 A Day on the Job | Why was the house still using gas while nobody was home?

While the customer was away in Hong Kong, they noticed that their home was still using gas. I found that their system boiler and unvented hot water cylinder had no timer controlling the hot water. Even with nobody using it, the cylinder gradually loses heat. When its temperature drops below the set point, the boiler fires up to heat it again. 🔥

There was another problem too: the boiler is in an airing cupboard just outside the bedroom. When it fired up during the night, the noise disturbed the customer’s sleep. 😵‍💫

After discussing the options, I installed Hive so the customer can set separate schedules for heating and hot water. They can heat the water around the times they need it, switch off the usual schedule while away, and make changes through the phone app. 📱

Sometimes the boiler is working exactly as it should, but the controls don’t suit the household’s routine. Setting the right schedule can reduce unnecessary gas use and make nights a little quieter. 😌

🔧 工作日常｜上年冇事，今年竟然漏gas!

今次去舊客屋企做 boiler service。上年嘅 gas tightness test 仲係正常；點知今年再測，個錶竟然跌得幾明顯。漏點喺邊度？🤔

一路追查到客廳個 gas fire，拆開底部檢查，gas detector 顯示爆晒燈，再用leak fluid噴落其中一個接頭不停起泡——搵到喇！🫧

客人話個 gas fire 已經唔再用，於是我將佢嘅供氣喉cap off，再做一次 tightness test，結果合格。✅

Gas leak 唔係小事，漏出嚟嘅gas一旦遇到火源，就有火警甚至爆炸風險。上年測試正常，今年都可以出現新問題。今次好彩透過例行檢查及時發現，處理好先離開。

🔧 No leak last year — but this year’s check found one!

Last year’s gas tightness test at this returning customer’s home passed. This year, the test showed a noticeable pressure drop. So where was the leak? 🤔

I traced it to the living-room gas fire. After opening the lower section and applying leak detection fluid, bubbles kept forming at one of the connections. Found it! 🫧

The customer no longer uses the fire, so I safely capped off its gas supply. The repeat tightness test passed. ✅

A gas leak is serious: escaping gas can cause a fire or explosion if it meets an ignition source. Everything tested fine last year, but this year’s routine check picked up a new problem before it went unnoticed for longer.

🔧 工作日常｜新居「boiler 漏水」，原來問題藏喺牆入面 🏠💧

客人啱啱買入新居，發現 boiler 底有水，擔心係部機漏水。

上門檢查後，發現係 boiler 底部嘅 condensate pipe 滲水。沿住條喉追查，發現唔止外面嘅接駁位有問題，連藏喺牆身內嘅喉段都有漏水。🔍

於是打開部分 plasterboard，拆走有問題嘅喉段，重新接駁。完成後測試去水，確認冇再滲漏，客人可以安心。🛠️✅

見到 boiler 底有水，源頭未必係 boiler 本身。尤其喉管藏喺牆入面，更要追查清楚。

🔧 A leak beneath the boiler in a newly purchased home 🏠💧

The customer had just bought the property and noticed water beneath the boiler. They were worried the boiler itself was leaking.

After checking, I found a leak in the condensate pipe beneath the boiler. Tracing the pipe further revealed another leaking section inside the wall. 🔍

I opened part of the plasterboard, removed the faulty pipework and replaced it. After testing the condensate drainage, there was no further leak. 🛠️✅

Water beneath a boiler does not always mean the boiler itself is leaking. Sometimes the source is hidden further along the pipework.

🔧 工作日常｜最難搞嘅 Intermittent Fault 巨響

今次遇到一部 Ideal boiler，間中出現 L02 ignition lockout。最麻煩係部機有時完全正常，有時點火幾秒都著唔到，甚至會出現 delayed ignition 嘅巨響，直頭震到連隔鄰屋都聽到。

第一次上門前前後後檢查咗接近 4 個鐘，包括 boiler 壓力、condensate、ignition electrode、gas valve、fan、venturi、burner 同相關 wiring。好多測試當下都顯示正常，部機亦試過連續幾次正常點火，令故障更加難追。

之後部機曾經出現 F10 fault，將方向再收窄到 spark generator。第二次再上門更換 spark generator 後，連續幾日點火都正常，亦冇再出現 L02、delayed ignition 或巨響，今次總算成功解決。👏

呢類 intermittent fault 往往係最難維修，因為故障未必會喺上門時出現，零件亦可以測試完全正常，但實際運作時偶發失效。維修有時唔係「一睇就知邊件壞」，而係要逐步檢查、排除同觀察，先可以搵到真正原因。

🔧 Daily Job | One of the Hardest Intermittent Faults to Diagnose

This Ideal boiler was intermittently showing an L02 ignition lockout. The most difficult part was that sometimes the boiler worked perfectly, while at other times it would spark for several seconds without igniting, followed by a very loud delayed ignition — loud enough to be heard from the neighbouring property.

During the first visit, nearly 4 hours were spent carrying out checks on the boiler pressure, condensate system, ignition electrode, gas valve, fan, venturi, burner and associated wiring. Many of the tests showed normal results at the time, and the boiler also managed to ignite normally several times in a row, making the fault even harder to trace.

The boiler later displayed an F10 fault, which helped narrow the diagnosis down to the spark generator. On the second visit, the spark generator was replaced. After several days of monitoring, the boiler has continued to ignite normally with no further L02 faults, delayed ignition or loud banging. Problem finally solved. 👏

Intermittent faults are often some of the most difficult to diagnose because the problem may not be present when the engineer is on site. A component can also test completely normal but still fail occasionally during actual operation.

Boiler fault-finding is not always about spotting the faulty part straight away. Sometimes it takes systematic testing, elimination and observation to identify the real cause.

🔧 工作日常｜入冬前嘅小升級

最近幫幾位客人將浴室 radiator 換成暖毛巾架，靚仔之餘，亦方便掛放同烘乾毛巾。凍天沖完涼，用條暖笠笠嘅毛巾，舒服好多！🛁

另外，客人現有嘅 garden tap 供水喉未有 double check valve 同 isolation valve，今次亦幫佢補裝返。💧

Double check valve 係呢類安裝按水務規例需要有嘅防倒流配件，用嚟防止花園喉內嘅水倒流污染食水。英國自來水一般可直接飲用，呢個小配件亦係保障食水安全嘅重要一環。Isolation valve 就方便日後維修同冬季關水。

小小改善，用起上嚟更安心。

🔧 Recent work | A few upgrades before winter

Recently replaced bathroom radiators with heated towel rails for several customers — a fresh look and a handy place to hang and dry towels. A warm towel after a shower makes those chilly days a little more comfortable! 🛁

We also fitted a double check valve and an isolation valve to a customer’s existing garden tap supply, where both were missing. 💧

A double check valve provides the backflow protection required by the water regulations for this type of installation, preventing water from the garden hose flowing back and contaminating the drinking water supply. UK mains tap water is generally safe to drink, and this small fitting plays an important part in keeping it that way. The isolation valve makes future maintenance and winter shutdown easier.

Small improvements for extra peace of mind.

🔧 工作日常｜Radiator 真係唔好當扶手

今個星期已經連續收到兩單 radiator 被壓甩／扯爛牆身嘅維修。

好多屋企嘅 radiator 都係固定喺 plasterboard 石膏板牆上，就算正常使用冇問題，都唔代表可以承受人體重量或者突然嘅拉扯力。

特別係屋企有小朋友或者大型寵物，最好提醒家人：
🚫 唔好坐、企或者爬上 radiator
🚫 唔好當扶手借力
🚫 唔好吊重物或者大力拉扯

一旦 bracket 或牆身固定位置被扯爛，成個 radiator 有機會跌落嚟。除咗會整爛牆身，更麻煩係連接喉管或 valve 被扯爆，暖氣水可以即時大量流出，亦有機會造成受傷。

Radiator 係用嚟取暖，唔係用嚟承重。

今個星期連續兩單，真係值得提醒大家注意一下。

🔧 Work Diary | A Radiator Is Not a Support Handle

This week alone, I attended two separate jobs where radiators had been pulled away from the wall or damaged because too much weight was put on them.

Many radiators are fixed onto plasterboard walls. They may be perfectly fine for normal use, but that does not mean they are designed to take body weight or sudden pulling force.

If you have children or large pets at home, it’s worth reminding everyone:
🚫 Do not sit, stand or climb on radiators
🚫 Do not use them as a support handle
🚫 Do not hang heavy items on them or pull on them

If the bracket or wall fixing fails, the whole radiator can come away from the wall. Besides damaging the wall, it can also pull on the pipework or valves, which may cause a serious water leak and even injury.

A radiator is for heating, not for taking weight.

Two similar cases in one week — definitely worth a reminder.

🔧 工作日常｜Ideal Logic+ Combi Overheat Lockout 維修

今次呢部 boiler 安裝喺 loft，工作空間有限之餘，上面仲非常焗熱，維修難度亦增加不少。

客人反映開熱水時經常出現 Overheat Lockout，檢查 fault history 更發現累積超過 900 次 Flow / Return temperature differential 過高記錄。

進一步檢查發現 magnetic filter 內有大量 sludge / magnetite，系統污染情況相當明顯。

拆開舊 Plate Heat Exchanger 後，發現內部不少細小水道已被硬化沉積物明顯堵塞。

完成維修後，暖氣及熱水經反覆測試均正常。相隔一星期再跟進，客人確認熱水一直運作正常，再沒有出現 Overheat Lockout。✅

系統內 sludge 太多，除了會塞 filter，亦有機會堵塞 boiler 內部較細嘅水道，所以保持 heating system 清潔同樣重要。

🔧 Job Update | Ideal Logic+ Combi Overheat Lockout Repair

This boiler was installed in a loft, making access more difficult, especially with the very high temperature inside the loft during the repair.

The customer reported repeated overheat lockouts when using hot water. The boiler fault history showed over 900 recorded high flow/return temperature differential events.

Further inspection found a significant amount of sludge and magnetite inside the magnetic filter, indicating heavy system contamination.

After removing and inspecting the old plate heat exchanger, significant internal deposits and blocked waterways were found.

Following the repair, both heating and hot water were repeatedly tested and operating normally. One week later, the customer confirmed that the hot water is still working correctly with no further overheat lockouts. ✅

Heavy sludge contamination can affect more than just the magnetic filter — it can also restrict the small waterways inside the boiler, so keeping the heating system clean is important.

🔧 工作日常｜Baxi Assure 36 Combi – 開熱水，Radiator 都跟住熱？

今次客人反映，每次沖涼開熱水，成屋 Radiator 都會一齊熱晒，搞到間屋鬼咁熱 🥵，甚至要逐個關晒 TRV。

上門檢查後，發現 diverter valve 出現故障兼有滴水情況，滲水亦已影響到上面嘅 diverter motor / actuator，令水路無法正常切換。

今次維修：

🔧 更換 Diverter Valve
⚙️ 更換 Diverter Motor / Actuator
💧 重新注水及排氣
🔥 反覆測試熱水及暖氣

完成後，開熱水時 Radiator 已經唔再升溫，熱水及暖氣運作回復正常。✅

🇬🇧 Baxi Assure 36 Combi – Radiators heating up during hot water use

The customer reported that the radiators were heating up whenever the shower was used, despite the heating being switched off.

Inspection found that the diverter valve had failed and was leaking. The water leak had also affected the diverter motor / actuator, preventing the valve from switching correctly.

🔥 Heating and hot water fully tested

Following the repair, both the hot water and heating are now operating correctly and independently. ✅

🔥 入冬前，記得幫屋企部 Boiler 做定 Service

而家天氣仲未真正凍，正正係檢查 Boiler 嘅好時機。

好多 Boiler 夏天主要只係用熱水，到天氣轉凍、暖氣重新長時間運作時，一啲潛在問題先會浮現。冬天亦通常係 Gas Engineer 最忙嘅時間，到時先壞機，未必可以即時安排維修。

趁入冬前做一次 Boiler Service，可以檢查：

🔧 Boiler 基本運作情況
🔥 燃燒數據是否正常
💨 Flue／安全相關檢查
💧 有冇初期滲水或異常跡象
☠️ 有冇一氧化碳（CO）相關安全風險

CO 係一種無色、無味、無臭嘅有毒氣體，燃燒或 Flue 出現問題時，有機會造成危險，所以相關安全檢查非常重要。屋企亦建議安裝正常運作嘅 CO Alarm。

Service 唔代表可以保證成個冬天一定唔會壞，但至少可以及早發現一啲明顯問題，避免真正凍起上嚟先臨急搵人。

🔧 工作日常｜Main Combi 30 HE Diverter Valve 滲水維修

今次呢部 Main Combi 30 HE，客人發現 boiler 入面有滴水情況後聯絡我檢查。

拆開後發現，diverter valve 個 operating pin 位置出現滲水，而由 pin 上面嘅水垢及氧化痕跡睇，相信已經漏咗一段時間。

呢類舊款 boiler 未必一有問題就一定要成個 diverter valve 換掉。今次經檢查後，決定採用 repair kit 翻新內部組件：

🔧 更換新 diaphragm
🔧 更換 spring
🔧 更換 operating pin
🔧 更換相關 seals / O-rings
🧹 同時清潔內部組件及接觸面

重新組裝及測試後，原本 pin 位滴水問題成功解決，diverter valve 運作亦回復正常。✅

有時一個小小嘅滲水，如果長期冇留意，水就有機會慢慢流落其他零件，甚至電器組件，最後由一個小維修變成更大問題。

雖然部機有一定年資，但今次更換新部件後，唔需要因為一個漏水位就放棄成部機，繼續服役！ 🔥🔧

🔧 Work Diary｜Main Combi 30 HE Diverter Valve Leak Repair

This Main Combi 30 HE was reported by the customer after they noticed water dripping inside the boiler.

After inspection, I found water leaking from the diverter valve operating pin. From the limescale and corrosion marks around the pin, it appeared that the leak had been present for some time.

With this type of older boiler, a faulty diverter valve does not always mean the complete valve needs replacing. After checking its condition, I decided to rebuild it using a repair kit:

🔧 Replaced the diaphragm
🔧 Replaced the spring
🔧 Replaced the operating pin
🔧 Replaced the relevant seals / O-rings
🧹 Cleaned the internal components and sealing surfaces

After reassembly and testing, the leak from the operating pin was successfully resolved and the diverter valve returned to normal operation. ✅

Sometimes a small water leak can become a much bigger problem if left unnoticed, as water may gradually reach other components or even electrical parts inside the boiler.

Although this boiler has been in service for many years, replacing the worn internal components has allowed it to continue working without replacing the complete boiler just because of one leaking part. 🔥🔧
