🔧工作日常｜新屋裝修重新安裝 Gas Hob 氣喉

客人剛買入新屋，準備全屋裝修。原本廚房嘅 gas 喉已經被拆走，但客人日後仍然想用明火煮食，所以今次幫佢重新做一條全新天然氣喉gas pipe，預備之後接駁明火爐具gas hob 使用。

今次工程包括重新鋪設 gas pipe、安裝隔離閥isolation valve、固定及保護喉管，並完成相關氣體安全測試，確保日後裝修完成後，可以安全接駁爐具。

裝修期間如果有打算改廚房、搬爐頭位，或者由電爐轉返明火煮食，最好提早安排好 gas pipe 位置。因為裝修完成後先再改，通常會更加麻煩，亦可能變成更大工程。

🔧Work Diary｜New Gas Pipe Installation for Gas Hob During House Renovation

The customer had recently purchased a new property and was preparing for a full renovation. The original gas pipe in the kitchen had already been removed, but the customer still wanted to use a gas hob in the future. Therefore, I installed a brand-new gas pipe ready for the gas hob connection later on.

This job included installing a new gas pipe, fitting an isolation valve, securing and protecting the pipework, and carrying out the relevant gas safety checks to make sure the appliance can be connected safely once the renovation is completed.

If you are planning a kitchen renovation, relocating the hob position, or changing from an electric hob back to gas cooking, it is always better to plan the gas pipe route early. Once the renovation is finished, altering the pipework afterwards can be much more difficult and may involve extra work.

🔧工作日常｜Gas Hob 不停「達達聲」自己點火？原來同清潔有關

今日幫客人處理一個 gas hob 問題。
客人話只要一開電，爐頭就不停自己「達達達」咁點火，就算冇扭開爐都會自己不停打火。

檢查之後，發現問題出喺 ignition microswitch。
更換咗新的 microswitch 之後，爐頭即刻回復正常，唔再自己不停點火。

其實呢類問題有時同日常清潔有關。
好多時大家抹 gas hob 嘅時候，會用太濕嘅布、噴太多清潔劑，甚至俾水滲入旋鈕、開關位或者爐頭底部。水份一入到 ignition switch 附近，就有機會令點火系統短路、誤觸發，出現不停「達達聲」或者自己點火嘅情況。

💡小提示：
抹 gas hob 時，盡量避免直接噴水或清潔劑落旋鈕位、點火位。最好將清潔劑噴喺布上，再輕輕抹。清潔後亦要確保爐頭同旋鈕位置完全乾爽，先再使用。

🔧Work Diary｜Gas Hob Keeps Clicking and Sparking? It May Be Related to Cleaning

Today I attended a customer’s property to investigate an issue with their gas hob.
The customer reported that as soon as the power was switched on, the hob kept making a constant clicking sound and sparking, even when the control k***s were not turned on.

After checking the appliance, the fault was found to be with the ignition microswitch.
Once the microswitch was replaced, the hob returned to normal and stopped clicking continuously.

This type of issue can sometimes be related to everyday cleaning.
When cleaning a gas hob, using a cloth that is too wet, spraying too much cleaning product, or allowing water to get into the control k***s, switches, or underneath the hob can cause problems. If moisture gets into the ignition switch area, it may cause the ignition system to short or trigger incorrectly, resulting in constant clicking or unwanted sparking.

🔧工作日常｜浴室舊款暖氣升級做 Towel Radiator

客人啱啱買咗新屋，想將浴室原本嘅舊式 radiator 換成 towel radiator，另外亦希望將位置搬去一個更實用、更順眼嘅新位置，方便日後使用。

今次工程包括打開 floorboard，改動地板底下嘅水管走向，再重新安裝全新 towel radiator。雖然要改位同改喉，但完成後成個浴室感覺即刻精神晒，外觀更整齊之餘，實用性亦提升咗。

新屋裝修或者翻新，其實好多時只要做少少改動，整體效果已經可以好唔同。

🔧Work Daily | Upgrading an Old Bathroom Radiator to a Towel Radiator

The customer had just moved into a new home and wanted to replace the old bathroom radiator with a new towel radiator. They also wanted it relocated to a more practical and better-looking position for everyday use.

This job involved lifting the floorboards, altering the pipework beneath the floor, and reinstalling the new towel radiator in its new position. Although it required both relocation and pipework alterations, the finished result made the whole bathroom look much fresher, neater, and more practical.

When renovating or updating a new home, even a relatively small change can make a big difference to the overall look and usability of the space.

🔧工作日常｜隱藏漏水，原來可以係幾年前一粒釘造成

今日去處理一單幾棘手嘅緊急漏水個案。
客人發現屋內有漏水情況，但表面完全唔容易睇得出真正漏水位置。最後一路追查之下，發現漏水位原來喺熱水缸 hot water cylinder 旁邊、石膏板後面嘅隱藏喉管。

由於個位置又窄又難接近，要慢慢開位、逐步檢查，再一路搵一路測試，最後終於搵到真正原因：
原來係一粒固定石膏板用嘅釘，多年前已經打穿咗條喉。

最特別係，呢類情況唔一定會即刻漏水。
有時喉管受損後可以頂住好多年，直到某一日先突然開始滲漏，所以查找起上嚟特別困難。

最後成功更換咗受損喉段，再重新測試，確認已經止漏。

很多人以為「漏水整返好」只係簡單換零件，
但其實對於呢類 hidden leak，最花時間嘅往往唔係維修本身，而係：

• 查找真正漏點
• 開位接觸隱藏喉管
• 喺有限空間內進行維修
• 完工後再反覆測試確認無再漏水

所以如果屋企遇到隱藏漏水問題，
越早處理越好，避免小問題拖成大維修。

Work Daily | A hidden water leak can be caused by just one nail from years ago

Today I attended a rather tricky emergency water leak job.
The customer noticed signs of a leak inside the property, but the actual source was not visible at all. After careful investigation, the leak was finally traced to a concealed pipe beside the hot water cylinder, hidden behind the plasterboard.

Because the area was very narrow and difficult to access, it took time to carefully open up the section, inspect step by step, and carry out testing during the process. In the end, the real cause was found:
a plasterboard fixing nail had pierced the pipe many years ago.

What makes this kind of case unusual is that it does not always leak straight away.
Sometimes a damaged pipe can hold for years before suddenly starting to leak, which makes this type of fault much harder to trace.

The damaged section of pipe was successfully replaced, and the system was then tested again to make sure the leak had been fully resolved.

Many people think fixing a leak is simply a matter of replacing one part,
but with this kind of hidden leak, the most time-consuming part is often not the repair itself, but:

• Tracing the exact source of the leak
• Gaining access to concealed pipework
• Carrying out the repair in a very restricted space
• Re-testing thoroughly afterwards to make sure there are no further leaks

So if you ever notice signs of a hidden water leak at home,
it is always best to deal with it early before a small issue turns into a much bigger repair.

🔧工作日常｜深層清洗暖板 Radiator

客人聯絡我，話客廳部 radiator 完全唔熱，只係得少少微暖🌡️。成個冬天坐喺客廳，都要另外開暖風機先頂得住，真係幾唔方便。

上門檢查後，我幫客人將成部 radiator 拆出嚟，搬到花園做一次深層清洗。清出嚟嘅水又黑又充滿雜質debris，可見 radiator 內部積聚咗大量污垢，而呢啲雜質正正就係導致 radiator 阻塞、唔夠熱嘅主要原因。

清洗過程中，再配合 SDS drill 震動功能，加上專用 rubber hammer 🔨接頭，幫手震鬆黐喺 radiator 裏面嘅頑固debris，令清洗更加徹底。

洗乾淨之後再裝返好，同客人一齊試機，客人即刻都話好耐都未試過部 radiator 咁熱♨️。

而家春夏季暖氣使用量較低，正正係清洗 radiator 同 heating system 嘅好時機。及早清走系統內積聚嘅污垢，可以改善供暖效果，亦有助整個系統運作得更順暢。

如果你屋企都有 radiator 唔熱、唔夠暖，或者懷疑內部有污垢阻塞，記得及早檢查處理。

A customer contacted me because the radiator in their living room was not heating up properly. It was only slightly warm,🌡️ and throughout the whole winter they had to use an additional fan heater just to stay comfortable in the room.

After inspecting the system, I removed the radiator and carried out a deep clean in the garden. The water that came out was completely black and full of debris, which clearly showed that a heavy build-up of sludge and dirt inside the radiator was the main reason why it was blocked and not heating properly.

During the cleaning process, I also used the vibration function of an SDS drill together with a rubber hammer 🔨attachment to help loosen the stubborn debris stuck inside the radiator, allowing it to be cleaned more thoroughly.

Once the radiator was cleaned and reinstalled, we tested it again straight away. The customer immediately said they had not felt it this hot ♨️for a very long time.

Spring and summer, when the heating is used less often, is actually the best time to clean radiators and the heating system. Removing built-up sludge early can improve heating performance and help the whole system run more efficiently.

If your radiator is not heating properly, not warm enough, or you suspect there may be internal blockage, it is worth getting it checked before it becomes a bigger problem.

🔧工作日常｜維修浴缸漏水及去水渠口

客人剛購入新屋，準備入伙前發現天花有明顯水跡，所以聯絡我上門檢查。
打開浴缸側板後試水，發現漏水問題唔止一處，浴缸邊位玻璃膠、浴缸龍頭位置，以及浴缸 overflow 全部都有漏水💧情況。

首先幫客人清除舊有玻璃膠，期間發現好多位置已經發黑，呢啲通常代表水分已經滲入罅隙一段時間。
之後再拆走浴缸龍頭，先發現原來最大問題唔係龍頭本身，而係原本個 tap hole 開得太大，導致龍頭底座根本做唔到正常防水。就算直接換一套新龍頭，裝完之後都一樣有機會繼續漏水，因為問題根源係個 hole 位過大，而唔係龍頭壞咗咁簡單。

為咗徹底解決問題，我即時另外幫客人買咗一套 Fix-a-Tap washer，呢款配件係專門用嚟處理開大咗嘅 bath tap hole。安裝之後，成功解決孔位過大導致嘅漏水問題。
順手再更換埋老化咗嘅 waste 同埋有漏水嘅 overflow，一次過處理晒多個漏水點。

新屋入伙本身已經有好多事情要忙，希望今次幫客人解決好浴缸多處漏水問題之後，可以安心入住，唔駛再為漏水問題煩惱。

A customer had just bought a new home and was preparing to move in, but noticed water marks on the ceiling, so they contacted me to carry out an inspection.
After removing the bath panel and testing the water, I found that the leak was coming from multiple areas💧, including the silicone around the bath, the bath tap area, and the bath overflow.

First, I removed the old silicone and found that many areas had already turned black, which usually indicates that water has been seeping into the gaps for quite some time.
After removing the bath tap, I discovered that the main issue was not actually the tap itself, but the fact that the original tap hole had been cut far too large. Because of this, the base of the tap could not seal properly at all. Even if a brand new tap had been fitted, it would still have leaked, because the real problem was the oversized hole rather than the tap alone.

To solve the issue properly, I immediately sourced a Fix-a-Tap washer, which is specifically designed for oversized bath tap holes. Once fitted, it resolved the problem perfectly.
At the same time, I also replaced the waste and the leaking overflow, allowing all the major leak points to be dealt with in one visit.

Moving into a new home is already stressful enough, so I’m glad I could help the customer resolve all these bath leak issues before move-in, giving them one less thing to worry about.

🔧 工作日常｜更換鋅盤及水龍頭

客人前陣子搵我做 boiler service，傾談期間提到屋企現有鋅盤又淺又細，平時一開水就好容易彈到四圍都係💦。久而久之，仲懷疑有水會由鋅盤邊位慢慢滲落去下面，所以之前四邊都貼滿膠紙，希望暫時頂住個問題，防止再滲水🪣。

最後客人決定更換全新鋅盤及水龍頭。今次安裝過程本身唔算特別複雜，反而最花時間嘅地方，就係要將之前黏喺鋅盤邊位嘅舊膠水徹底清理乾淨🧹。真係一路鏟、一路清，先可以將表面整理好，確保新鋅盤可以裝得穩陣又企理。

安裝完成後，成個鋅盤實用咗好多，外觀都整潔返晒。希望客人之後用水嘅時候，唔使再擔心啲水彈到周圍都係，日常使用都可以方便同安心好多☕️。

The customer originally contacted me for a boiler service, and during our conversation they mentioned that their existing kitchen sink was too shallow and too small. Every time they turned on the tap, water would splash everywhere💦. Over time, they also suspected that water might have been seeping through the edges of the sink and leaking underneath, which is why they had taped around all four sides to try to prevent further water ingress🪣.

In the end, the customer decided to replace both the sink and the tap with new ones. The installation itself was not especially complicated, but the most time-consuming part was removing all the old adhesive that had been stuck around the sink. It took a lot of scraping and cleaning to get everything properly cleared🧹, so the new sink could be fitted neatly and securely.

Once completed, the new sink was much more practical and the whole area looked a lot tidier. Hopefully the customer can now use the sink without worrying about water splashing everywhere, and enjoy a more comfortable and hassle-free kitchen setup☕️.

🔧 工作日常｜安裝鋅盤+煮食爐

客人啱啱搬新屋，但舊居租盤又到期要交還，新屋仲有好多嘢未搞掂，連最基本嘅煮食設備都未齊，日常生活真係幾狼狽。

所以今次先幫客人優先處理廚房最基本需要 :
✅訂購全新鋅盤同 gas hob
✅重新做埋鋅盤及去水
✅再安裝好新嘅煮食爐頭

等佢哋一家總算可以先解決煮食問題，唔使再日日靠麵包同 meal deal 頂住先。

🚚搬新屋從來都唔係一件容易事，仲有好多地方要慢慢執、慢慢整。不過最緊要係基本生活可以先安頓好。🍀希望佢哋一家人齊心努力，慢慢將新居整理成一個真正舒服又溫暖嘅家🏠，好好享受新生活。

The customer had just moved into a new home, while also needing to hand back their previous rental property. There was still a lot left unfinished in the new house, and even the most basic cooking facilities were not yet in place, making daily life quite difficult.

So this time, the priority was to sort out the essential kitchen setup first.
✅A brand new sink and gas hob were ordered
✅with new sink pipework and waste fitted as well
✅followed by installation of the new gas hob.

Instantly, the family could get back to basic home cooking, instead of relying on bread and meal deals every day.

🔧維修日常｜ Viessmann Vitodens Combi Boiler

客人聯絡話，部boiler 熱水忽冷忽熱，沖涼沖沖下會突然變好凍，之後又突然熱到飛起，好鬼危險，所以叫我上門檢查。

到場開機檢查後，發現問題出自plate heat exchanger 瘀塞，令熱水未能穩定及有效輸出，所以先會出現水溫時冷時熱嘅情況。拆開個 plate heat exchanger 之後，見到入面塞咗好多黑色雜質（debris），情況都幾嚴重。

之後即刻幫客人訂零件，更換全新 plate heat exchanger，更換後熱水即時恢復正常，水溫穩定返，沖涼終於唔駛再時凍時熱。

其實呢個問題，都算係呢款上一代 Viessmann 比較常見嘅毛病之一。原因係機內 flow and return pipe 用咗類似塑膠物料，長時間同暖氣系統入面嘅抑制劑（inhibitor）產生化學作用後，會形成大量黑色debris，慢慢喺機內積聚，最終導致plate heat exchanger 甚至其他位置瘀塞。

好多人遇到呢個情況，第一時間都會以為部機「壞咗」或者「要換機」，但其實好多時未必係大故障，反而係呢類舊款機種設計上比較容易出現嘅通病。新款型號方面，廠方已經將相關喉管改為銅喉管，目的就係減低呢類問題再發生嘅機會。

熱水忽冷忽熱，未必一定係大件事，最重要係搵出真正原因，對症下藥。

Viessmann Vitodens Combi Boiler – Repair Case

The customer reported that the hot water was running hot and cold. While showering, the water would suddenly turn cold and then become extremely hot again, making it very uncomfortable to use.

After inspection, the fault was found to be a blocked plate heat exchanger, which was preventing the boiler from supplying hot water efficiently and consistently. Once the plate heat exchanger was removed, a large amount of black debris was found inside, causing a serious restriction.

A new plate heat exchanger was then ordered and replaced, and the hot water supply returned to normal immediately, with a stable and consistent temperature again.

This is actually a fairly common issue on some of the older generation Viessmann models. One of the design weaknesses was that the internal flow and return pipes were made from a plastic-type material. Over time, chemical reaction with the system inhibitor could create large amounts of black debris, which then circulates through the boiler and causes internal blockages.

Many homeowners assume the boiler itself has completely failed, but in many cases it is not a major boiler breakdown. It is often more of a known design-related issue found on earlier models. On the newer models, Viessmann updated these pipes to copper pipework to help reduce the chance of this problem happening again.

If your hot water keeps running hot and cold, the most important thing is to identify the real cause early and fix it properly before the problem gets worse.

🔧維修日常｜ Ideal logic ESP35

客人突然搵我，話屋企部boiler 冇暖氣、冇熱水，仲要一路漏水，真係好頭痕。最趕急係，過兩日仲有遠道而來嘅客人會住一星期，如果冇熱水，真係好尷尬。

收到訊息後即日上門檢查，開機一睇，發現原來係 diverter valve同motor 一齊壞咗，導致部機漏水兼停機。

確認問題後，即日幫客人訂零件，第二日再上門即刻更換。整好之後，熱水同暖氣即時恢復正常，漏水問題都一併解決。

客人終於可以放下心頭大石，唔駛再擔心訪客嚟到冇熱水沖涼，所有嘢都趕得切處理好。

其實boiler 一漏水，真係唔好拖。好多時初初好似只係少少滴水，但拖落去隨時會搞到停機，變成冇熱水冇暖氣，到時就更加麻煩。

如果屋企部boiler 有漏水、唔夠熱、或者突然冇暖氣冇熱水，最好盡早檢查。

A customer suddenly contacted me and said their boiler had no heating, no hot water, and was also leaking. The most urgent part was that they had guests travelling from far away coming to stay for a week in two days’ time. If there was no hot water, it would have been very awkward.

After receiving the message, I attended on the same day to inspect the boiler. After checking it, I found that both the diverter valve and the motor had failed, causing the boiler to leak and shut down.

Once the fault was confirmed, I ordered the replacement parts the same day and returned the next day to carry out the repair straight away. After the repair, both the hot water and heating were restored, and the leaking issue was resolved as well.

The customer could finally relax and stop worrying about their guests arriving with no hot water for showers. Everything was sorted just in time.

In fact, when a boiler starts leaking, it really should not be left too long. Very often it may start as just a small leak, but if left unchecked, it can lead to a full breakdown with no hot water or heating, which becomes a much bigger problem.

If your boiler is leaking, not heating properly, or suddenly has no heating or hot water, it is best to get it checked as early as possible.

🔧 工作日常｜熱水同暖氣全失效 E133 Error

Potterton Assure 30 Combi Boiler

客人聯絡：
Boiler 出現 E133 error，今日開始熱水同暖氣完全失效。
但幾日前仍可使用，同時聽到機內有類似「水滾」聲音。

🔍 上門檢查結果：
發現 condensate trap 完全阻塞，
拆開 heat exchanger condensate 喉後，見到內部積水倒灌，
甚至浸到 ignition probe，導致無法點火。

⚠️ 深入檢查後真正原因：
最初懷疑係接駁鋅盆去水阻塞（新樓常見問題），
但實際原因係：
👉 一段接駁 condensate trap 嘅喉管插歪變形
👉 導致condensate無法順利排走，最終倒灌

✅ 維修後：
• 排水恢復正常
• Boiler 成功重新點火
• 熱水及暖氣全面恢復

客人終於唔駛再「煲水沖涼」😂

🔧 Boiler Repair | E133 Error

Customer reported an E133 fault on a
Potterton Assure 30 Combi Boiler,
with no heating or hot water.

A few days prior, the boiler was still working but making a kettle-like boiling noise.

🔍 Diagnosis:
• Condensate trap completely blocked
• Condensate backed up into the heat exchanger pipe
• Ignition probe flooded → boiler unable to ignite

⚠️ Root cause:
Initially suspected a blocked sink waste (common in new builds), but further inspection revealed:
👉 A misaligned condensate pipe connected to the trap
👉 Pipe deformation restricting flow → causing backflow

✅ After repair:
• Condensate flow restored
• Boiler igniting back to normal
• Heating and hot water fully operational

No more “boiling water for showers” needed 👍
