The building regulations change on June 15th 2022. If you are planning anything after this date you will need to have more insulation everywhere- and for example your walls will need to be thicker. Although you will benefit from the increased insulation it will obviously add significantly to your build cost.
You can apply before that date, and providing you start before the same date next year, still build under the old regulations.
