Arranged around a landscaped courtyard, the design combines traditional rural character with contemporary family living. Reclaimed materials from the house it replaces will be carefully incorporated alongside complementary new materials, creating a home that feels established, authentic and connected to its setting.

ONE SPACE AT THE LAKE | MARKHAM MOOR

At UKSD, we don’t just design buildings—we create destinations.

One Space at the Lake is an exclusive boutique development comprising nine architect-designed luxury lodges, centred around a private fishing lake within an exceptional landscape-led masterplan at Markham Moor.

Every element of the scheme has been carefully considered, from the contemporary lodge architecture and generous open-plan interiors to the extensive planting, woodland walks and premium public realm. The result is a development that blends seamlessly into its surroundings while delivering an exceptional visitor experience.

The project includes:

• Nine individually positioned luxury lodges
• Private fishing lake with central island and feature bridge
• Extensive landscape and biodiversity enhancements
• Woodland walks and premium external spaces
• Contemporary architecture with high-quality natural materials
• Luxury interiors designed for year-round accommodation
• A carefully planned, low-density lakeside environment

Construction is now underway.

The landscaping and infrastructure works are already complete, providing the foundations for the next phase of development, with all nine luxury lodges scheduled for completion by Summer 2027.

This is another example of UKSD delivering a project from concept masterplanning, planning and architectural design through to technical delivery, creating places that are commercially successful whilst enhancing the wider landscape.

PLANNING APPROVED | JEWEL RISE, NOTTINGHAMSHIRE

We are delighted to confirm that planning permission has been secured for this exceptional replacement dwelling at Jewel Rise, near Worksop.

Designed by UKSD, the proposal replaces the existing house and associated outbuildings with a highly sustainable, site-specific family home that brings together traditional rural forms and contemporary architectural detailing.

The design responds directly to the site’s landscape, topography and countryside setting, incorporating:

• A distinctive arrangement of pitched roof forms
• Brick, natural slate, timber and large areas of glazing
• Passive-design principles and high levels of insulation
• Renewable-energy technologies and rainwater harvesting
• Extensive new landscaping, orchard planting and biodiversity enhancements
• A flexible, accessible layout designed for long-term family living

The result will be a timeless, low-energy country home that sits comfortably within its surroundings while delivering a strong and individual architectural identity.

We’re currently developing concepts for a truly special private garden inspired by Dean Hole (Reverend Samuel Reynolds Hole) – Caunton’s legendary rosarian and founder of the National Rose Society.

The proposal transforms an empty space into a formal English rose garden, featuring:
🌹 Hundreds of heritage and David Austin roses
🌿 Traditional box parterre gardens
💧 A central reflective water rill leading to a lily pool
🏡 A handcrafted oak breeze house
🪴 Sculpted yew topiary and classic English planting
✨ A design celebrating both history and modern landscape architecture

A New Gateway to Central Africa.

Every transformational destination begins with a bold vision.

Designed by UKSD, this concept airport is a key component of a much wider masterplan that will create an internationally connected destination in Central Africa. More than just an airport, it is envisioned as the arrival experience for a new economic, tourism and business hub.

The design takes inspiration from the region’s landscape and natural forms, creating a terminal that is both contemporary and unmistakably African. Expansive public spaces, abundant planting, natural light and efficient passenger flow combine to deliver a world-class travel experience while establishing a memorable first impression for every visitor.

As part of the wider masterplan, the airport will support future mixed-use development, hospitality, leisure, commercial investment and international connectivity—laying the foundations for long-term sustainable growth.

At UKSD, we believe infrastructure should do more than move people. It should create places, inspire confidence and unlock opportunity.

RETFORD NORTHERN GATEWAY – PUBLIC CONSULTATION NOW LIVE

We are pleased to launch the public consultation for the emerging proposals at Retford Northern Gateway, North Road.

The vision is to create a high-quality, landscape-led destination bringing together:

• new retail and everyday convenience facilities
• restaurants, cafés and social spaces
• indoor padel courts and 4G sports pitches
• a gym and wellness centre
• a care home and flexible community-focused uses
• extensive landscaping, tree planting and improved public realm

The proposals are intended to create a distinctive northern entrance to Retford and provide new opportunities for shopping, employment, sport, wellbeing and community activity.

The plans are still being developed, and we would like to hear from local residents, businesses, councillors, sports clubs and community organisations before they are finalised and submitted for planning consideration.

Alongside discussions with established operators, an important part of the vision is to create genuine opportunities for local independent businesses, particularly within the food, drink, leisure and social areas of the development. We want the Northern Gateway to complement Retford’s existing economy and have a distinctive local identity.

Planning Approved – Station Yard, Renishaw

UKSD is pleased to have secured planning approval for the redevelopment of a challenging Green Belt site at Station Yard, Renishaw.

The scheme will transform a former industrial site into a high-quality, landscape-led leisure and hospitality destination comprising:

• a contemporary wedding and events venue
• a coffee shop and community hub
• new access and parking provision
• extensive ecological and landscape enhancements
• new ponds, waterside spaces and pedestrian routes

This was a difficult site requiring a carefully considered planning and design strategy to address its Green Belt location, former use, ecological context and wider landscape setting.

UKSD provided the architecture and planning consultancy, coordinating the planning case, masterplanning and architectural response to demonstrate that the development could deliver a substantial improvement to the site while respecting its sensitive surroundings.

The approved scheme replaces a degraded former industrial environment with a distinctive destination that combines contemporary architecture, biodiversity enhancement and public-facing leisure uses.

A strong result for the client and a significant step forward for the future of the site.
