Hannah studied law before moving into property and founding Aykroyd & Co, and that background shapes how we work in ways that aren’t always visible.

How we handle information, how we structure advice and how seriously we take the trust clients place in us. Confidentiality isn’t a policy we refer back to, it’s just how we think.

We are a small team and every client works directly with us from the first conversation through to completion and beyond. No handoffs, no templates, no one taking notes for someone else to act on.

We’ve always believed that’s the only way to do this properly.

Around one million children in the UK don’t own a single book, a fact that’s hard to move on from.

📚 This year, we were very proud to support ’s Children’s Book Project.

Now fully funded, this successful initiative means that 600 brand new books will reach disadvantaged children across the UK this year.

2026 is the Year of Reading, so we wanted to play our small part.

Sometimes a move isn’t just a move...

It’s a change of chapter, a different pace and a home for a new phase of life.

It’s a decision that deserves time, the right advice, and someone who understands what’s at stake - not just financially, but personally.

We work with clients navigating exactly these moments.

No pressure, no agenda. Just the right home, found the right way.

When you’re ready to talk, we’re here.

London fills up quickly in May and the summer months.

Right now, families arriving from New York, Riyadh, and Dubai are settling into a summer base.

A proper house, on the right street, in the right part of the city. Not a hotel, but a home for the season.

Kensington, Notting Hill, Mayfair. We know which roads work, which buildings disappoint, and which short-term lets rarely reach the open market.

We negotiate the terms and oversee the move-in, so your first morning in London is exactly as it should be.

If you’re planning to spend your summer in London, we’re here to help.

Spring doesn’t just change the light across Prime Central London, it tends to clarify buyer behaviour.

By this point in the year, searches that drifted over winter often become more focused, particularly where lateral space, garden access and long-term location are concerned.

In a market where Aykroyd & Co acquire nearly 80% of homes off-market, timing matters, but so does conviction. The best opportunities rarely wait for the broader market to catch up.

Swipe to see a few moments from the team out in a brighter, spring-leaning London.

A first purchase in London can feel overwhelming.

Streets change character in a matter of minutes, and pricing can vary sharply from one square to the next.

Chloe’s advice is simple:

🔹 Seek proper advice early
🔹 Pound the streets, in the day and at night; get a feel for the rhythm, the noise, the light
🔹 Orientate yourself before you fall in love with a property
🔹 And get a clear handle on pricing, recent comparables matter more than asking prices

The more grounded you are at the start, the better your decisions will be.

A four-bedroom family house in Notting Hill with access to a communal garden sounds like a fairly simple request.

In reality, it meant limited stock, very few viable streets, and a tight filter on budget and architecture.

🔑 Within three months, our W11 knowledge and relationships uncovered an off-market house, plus two further off-market options.

That extra context helped the clients move forward with confidence.

Competition was the final hurdle. Another family wanted the house too.

A clear offer strategy, strong legal support, and detailed pricing analysis helped secure it above asking, with everyone comfortable they weren’t over-capitalising.

If you’re starting a search with non-negotiables, we’re happy to have a confidential conversation. 🤝

Hannah and Chloe made their first trip to Cannes last week, for the annual property conference.

They caught up with many familiar faces and met a few new ones, with a shared sense of optimism about the year ahead despite a more uncertain global backdrop.

Time away from the office always reinforces the value of relationships built in person. Those connections continue to shape how we work, and ultimately how we act for our clients.

Prime Central London property is relationship-driven.

Word spreads quickly about who is credible and who is simply testing the water.

By formally retaining us, our clients signal intent. They are prepared, qualified and committed.

In a market where nearly 80% of what we acquire is secured off-market, that reputation matters.

It’s often the difference between being invited into a serious negotiation and being left outside it.

From the river, the city feels different 🌊

We took a boat ride along the Thames recently and watched the terraces from Chelsea Embankment toward Westminster line up in full view, brick and stucco catching the winter light.

From the water, scale and proportion sharpen. Rooflines, garden squares, the consistency of architecture that defines Prime Central London.

A useful reminder that location isn’t just a postcode, but the wider setting a house sits within.

For buyers considering a long-term London base, that broader perspective can matter as much as the floor plan.
