Never in 25 years as an estate agent did any seller test my knowledge of statistics to decide if they wanted to instruct me. Not once.

I haven't been to an office Xmas party for 10 years.

But aren't they fun!

Thanks to Simon Stone of Unique Property Company for the invite, and to the whole team for a spiffing Shoreditch afternoon and evening of ten-pen bowling, top notch gourmet pub bites and frankly obscene amounts of cocktails.

Definitely worth getting up at 2:30am to fly in from Bucharest, and now it's off to Zurich for the husband's techno night, while adding the final touches to next week's blog for agents, and without even the slightest sign of a hangover.

I hate research, but I came across this really smart idea for a blog today and it's perfect for estate agents to copy.

We're writing an article about the various types of landlord insurance, and the Landlord Zone website has a clever piece that's basically selling insurance, but without selling insurance.

Instead, it lists true stories of insurance claims, what percentage of claims they represent, then, crucially, the highest payouts of those claims by their chosen insurance partner. This shows how that provider is active in the sector and actually pays out, without ever doing the hard sell.

You can do this with your listings. Bunch a group of sold or let homes together over, say, the last year or two. Then tell the stories of the owners and the prices you achieved.

So you get to show what you've sold and let, but in the guise of a genuinely useful an interesting report on price changes, with real-life examples, pretty pictures and no Neanderthal chest beating.

You can do this multiple times in multiple ways. Group certain types of home, or certain streets, or a whole postcode. You could even compare the prices of similar homes in different parts of your patch.

Do you ever go on holiday with your parents?

This is Ulrike, Patrik's mum. It was her 60th birthday last weekend, so we said "let's meet in Bologna!"

We also spent Christmas with her mootling around Lanzarote, and one day she said: "You're the only people I know who love travelling with their parents".

I used to think travelling with parents was too uncool for me, but for about the last 20 years I've gone somewhere with my dad, and for the last 11 years with Patrik's mum as well.

Neither of our parents had travelled much before, and now they've seen places they never expected the see and experienced all sorts of countries, cultures, food and transport.

They're surprisingly fun travel companions too. And while they're ZERO help with organising, they always say yes to whatever we suggest.

It's been a real revelation.

I think most of us find our parents annoying (or at least on another planet), but ultimately everything they say comes from love. Even when it feels like they're picking holes - they just want the best for their babies.

Spending time away from their usual environment has changed what they talk about, changed the way I listen, and changed our relationships.

Do you have someone you work with who's a complete and utter inspiration?

Ever since I met Jayne in 2000 (when she came to work with me as a temp and soon became the top-selling negotiator in the company), she's blown me away with her constant state of sunshine, positivity and creativity.

I absolutely love being with her - whether it's writing blogs, thinking of ideas for social media posts or hunting down a glamorous roof terrace for an evening of sipping cocktails.

She's a total star, and today is the perfect day to celebrate her and all the other (countless) amazing women - not just the ones I know, but everywhere around the world.

If your mind is exploding with too many ideas and not enough time or resources to put them into action - STOP!

One of the biggest nightmares we created for our business last year was trying to launch too many products at once.

We were so excited and couldn't wait to get them out there, but it caused HUUUUUUUUGE amounts of anxiety and stress.

Just remember: you don't need to follow through on everything. Pick an idea, put it into action and save the others in a folder until you're ready or have more people.

You have time.
