The government are currently in consultation over improving the energy efficiency of all privately rented homes across England and Wales. This would mean an obligation on all landlords to ensure their properties have a C rated EPC by 2030.

You are probably already aware of the recent changes to Energy Performance Certificates (EPC’s). But just in case you are not, from September EPC’s changed in the UK. They are no longer held on the EPC register

They are now to be found on a government website

This is now home to both commercial and domestic EPC’s.

The EPC’s themselves have also changed. They now look slightly different too (see below).

One unfortunate consequence of these changes is that energy assessors will no longer be able to produce a ‘draft version’ of an EPC. This is sometimes a useful feature when simulating hypothetical, or proposed changes to a property, new boiler or windows for example, to see the potential influence on the rating as a draft certificate. But accreditation bodies, such as Stroma, are still consulting with the government on this, and there may be further tweaks to this new system still to come.

In summary EPC’s now look a little different and are to be found in a different place. But they still serve the same purpose and it’s nothing to worry about.

Landlords be ready for selective licensing!

Nottingham City Council is introducing a new licensing scheme, landlords in most areas of the city will have to obtain a licence for each property they rent out to ensure it meets safety and quality standards.

A licence will last up to 5 years and will cost £780 (reduced to £480 for accreditation with either Unipol or DASH). One licence will be required for each private rented property – not each landlord.

Each landlord will have to provide proof of right to reside (to live) in the UK (exemption for Limited Companies), Gas Safety Certificate, Energy Performance Certificate and Evidence of Landlord Insurance for the Property.

You may also need to provide the following if relevant

Emergency Escape Lighting Test Certificate (if this is present in the property)
Fire Alarm Test Certificate where there is a fire alarm control panel
Most recent portable appliance test (PAT) certificate (If portable appliances are provided by the landlords)
Building regulations completion certificate and planning consents (If applicable)
Evidence of relevant training (if undertaken) by proposed licence holder
Written Fire Safety Risk Assessment (If applicable)

*Landlords with unlicensed rented properties can face a financial penalty notice of up to £30,000 or an unlimited fine from the court.​ You could also have control of your unlicensed properties taken away from you, and be ordered to repay up to 12 months rent to us or your tenants.
