As commercial buildings, care homes, and facilities across South Wales switch on their central heating systems for the cooler autumn months, water temperatures inside storage tanks and pipework begin to rise. 🌡️🍂

While warm buildings keep occupants comfortable, water temperatures between 20°C and 45°C create the ideal breeding environment for Legionella bacteria—especially in stagnant pipe legs or infrequently used outlets.

Under ACoP L8 and HSG274 guidelines ✅, duty holders must manage water hygiene risks proactively when seasonal heating settings change.

Here are 3 essential steps for facility managers this autumn:

1️⃣ Flush Infrequently Used Outlets
Run taps, showers, and washbasins that haven't been used regularly during off-peak months to prevent water stagnation and sediment buildup.

2️⃣ Monitor Flow Temperatures
Ensure hot water is stored at 60°C or above and reaches outlets at a minimum of 50°C (55°C in healthcare environments) within one minute of running. Cold water must remain below 20°C.

3️⃣ Review Your Risk Assessment
Any major change in system operation, heating activation, or building occupancy requires an updated Legionella Risk Assessment.

💧 Keep your water systems safe, compliant, and audit-ready this season.

With October bringing darker mornings and earlier sunsets across South Wales, fully functioning emergency lighting becomes a vital line of defence for industrial units, offices, and commercial premises in Cardiff, Swansea, and Bridgend. 🍂💡

Under the Regulatory Reform (Fire Safety) Order 2005, employers and duty holders must ensure emergency lighting systems illuminate exit routes and safety equipment if normal lighting fails.

Here are 3 critical checks ✅ every facility manager should run this October:

1️⃣ Monthly Functional Testing
Simulate a mains power failure to confirm every emergency light fitting, illuminated exit sign, and escape route bulkhead activates immediately.

2️⃣ External Escape Path Lighting
Check that external lighting along outdoor escape routes and assembly areas is clean, undamaged, and operating correctly during dark hours.

3️⃣ Logbook Documentation
Record all monthly flicker tests and annual full-duration discharge tests in your fire safety logbook. Unrecorded tests are viewed as incomplete during official audits.

📋 Ensure your premises remain audit-ready and safe through the winter months.

Ensuring fire safety across your holiday caravans isn't just about compliance - it’s about protecting your guests and your business reputation. 🏕️

Is your caravan park or holiday resort fully prepared for the upcoming peak season? 🏕️

Ensuring top-tier fire safety across your holiday caravans isn't just about compliance—it’s about protecting your guests and your business reputation.

Here are 3 essential steps every park operator should double-check this week:

✅ Clear Emergency Routes: Verify that all access roads and caravan clearance zones remain completely unobstructed for emergency vehicles.

✅ Pre-Arrival Safety Sweeps: Standardise check-in protocols so staff confirm smoke alarms, escape windows, and emergency exit routes are fully functional before guests step foot inside.

✅ Guest Safety Signage: Ensure up-to-date fire action notices and emergency contact details (including precise park grid references/postcodes) are clearly displayed in every unit.

Investing a few minutes in proactive safety checks protects your site, your team, and your guests.

What pre-season safety checks are high on your checklist this year? Let us know below! 👇

During routine Fire Risk Assessments across Cardiff, Bridgend, and Swansea, local fire inspectors frequently spot simple, preventable mistakes that compromise life safety and breach the Regulatory Reform (Fire Safety) Order 2005.

Here are the top five violations we encounter—and how to fix them today:

1️⃣ Wedged-Open Fire Doors
A fire door can only contain smoke and flames if it is closed. Using doorstops or heavy objects to prop them open compromises your building’s fire compartmentalisation.

2️⃣ Blocked Escape Routes & Extinguishers
Stock, pallets, and office furniture often end up stored in corridors, behind exit doors, or in front of fire extinguishers. All emergency routes and equipment must remain completely clear at all times.

3️⃣ Incomplete Fire Safety Logbooks
If your weekly alarm tests, monthly emergency lighting checks, or annual servicing records aren't documented, fire authorities view them as not done. An up-to-date logbook is essential for compliance.

4️⃣ Outdated Fire Risk Assessments (FRAs)
An FRA isn't a one-off document. If you've altered your building layout, changed staff numbers, or introduced new equipment, your risk assessment must be formally reviewed.

5️⃣ Untrained Staff & Missing Fire Wardens
Having equipment on-site isn't enough—your team must know how to respond. Without designated, fully trained Fire Wardens, evacuation routines can easily fail in a real emergency.

📋 Keep your business audit-ready and fully protected.

LEGIONELLA CAN AFFECT MORE THAN THE LUNGS 🧠

A recent medical case report highlights a rare but serious complication of Legionella infection — encephalopathy, affecting brain function.

The patient developed neurological symptoms and MRI scans showed abnormalities affecting several areas of the brain. Importantly, the brain changes were reversible following treatment and recovery.

A reminder that Legionella isn’t simply a respiratory infection — in some cases, its effects can extend well beyond the lungs.
