A prime example of a project with lack of planning.

All too common in construction, especially small domestic construction.

The risks taken from the Client here now hinges on her short assessment of where to locate a key element to her build, and if it’s a wrong decision? There will be a compromise required somewhere along the line, or it will have to be re-done.

People shy away from professional support, when in fact professionals actually pay for ourselves through multiple techniques, expertise, knowledge and experience.

It’s strange to take the risks as this lady has.

Annex Project
Client Review:

"After a tough couple of years with my Mums health and the uncertain further meant we needed to find a permanent solution to her living situation so that she was close to family.

Case Study: Annex New Build Completion

This summer we completed a new build Annex performing as the Clients (home owners) private consultant.

Under the agreed JCT contract we took the roles & responsibilities below to act as the Clients advisors:

1. Set the scope of works and project budget, while monitoring costs throughout the project.
2. Value engineered to ensure budgets did not exceed planned amounts.
3. Advised on planning applications & design.
4. Created and monitored project programmes (keeping the project on time).
5. Created and monitored quality measures, tolerances and expectations while providing subcontractor sign offs. (Ensured that they had good quality works completed).
6. Arranged professional services.
7. Procured subcontractors and made material lists for the Client to order.
8. Weekly site visits.
9. Controlled subcontractor variations (protecting the client from unexpected extra bills)
10. Weekly project progress zoom calls.

The Client opted for the role of site management due the their professions on shift work, allowing them to have eyes on the ground at all times and call us for any advice 6 days a week. This saved the Client a healthy amount of money taking on this role themselves.

From this service, the Client experienced a smoother run project which gave:

1. Less stress.
2. A building of high quality. Using the reputable local trades and materials.
3. Legal protection.
4. Professional advice.
5. Project completion on time.
6. Budget protection from false tradesman extra claims.
7. A well designed building.
8. Security by Contract.

🔔Bang on programme, -£6,000 below planned budget, and the quality is excellent🔔

🥇The set up to this project? Moss Reliance are the acting consultant for the homeowner

📈We arranged the planning of the project, gathering all quotations from individual trades from the local area, made the budget, made the material list, prepared the client for works, and all else to run this project systematically

🗒️The agreement? The client opted for the site management role by keeping the site in shape, monitoring progress with daily photos and communications, while we set the tone for quality measures🗒️

💷This procurement route has saved them £1000’s and £1000’s, and with continued value engineering, we continue to bring their costs down, and why? Construction Client Side Consultancy

What is it?
