This is a recent extension project we obtained planning consent for, and designed for a lovely young couple living in Surrey.

Featuring a beautiful bay window, we were able to work this feature into the design while utilising the space efficiently. This extension required a strategy to better use the existing floor plan rather than extending out unnecessarily to better use the space that was already available when configured optimally.

This article certainly highlights the danger of neighbor reporting of unlawful structures in gardens. We have experienced a rise in enquiries asking if we can submit a retrospective application for those who have had enforcement contact them out of the blue.

If the council is alerted to a possible breach in planning law, they ask that you submit for planning retrospectively, before a certain date. If after determining your application, they deem it to be unlawful, you must either demolish or put right the construction which is a costly exercise.

It is always best to get planning permission before building, and this includes permitted development too, which often comes as a surprise to my clients. There is misinformation surrounding 'not needing planning' and permitted development.

It is worth knowing what planning permission you need before you knock down a wall or dig up a pool

🏠 Sometimes it is not about adding new, but it is replacing the old and making best use of the space you already have.

This family inherited a cold, poorly built extension which we are replacing with a warm, brighter, neater extension with a higher ceiling.

The benefit is the new design will include built in storage and a separate home office as well as dining room.

It is a win win.

Amazing to see the progress of restoring the after the devastating fire on 15th April 2019.

They are currently securing the structure and removing melted scaffolding which was in place at the time of the fire due restoration work taking place to the spire.

Peice by peice, statues, panes of stained glass, stonework and carpentry are being painstakingly sorted and restored.

Seen in the photographs above are the temporary supports for the flying buttresses built by skilled carpenters helping to reinforce the structure.

It is quite inspiring to see how the teams of experts are focused on bringing this iconic building back to its former glory.

Its been an extremely busy summer for us, heres a summary of some of our projects:

🏑 kitchen extension for a couple in Sunbury to create a sun filled space.
🏑 A whole house refurb and two storey rear and side extensions for a family multi-generational family in Banstead. Including games room for children and private wing for grandma.
🏑 A poorly laid out house in Sussex got a complete ground floor redesign including a new front extrance and relocated stairs to enable better access, and veiws from the kitchen and open plan living. We also created a new bedroom upstairs by extending the first floor.
🏑 In Purley, we did a big kitchen extension for a keen cook and big family who needed a large pantry and large utility room. We also extended above so that they could create a new master bathroom and additional bedroom
🏑 A couple with a 3yr old in Sunbury needed to reconfigure their house built in c. 2010 to better serve their lifestyle and provide a bigger kitchen with bifold doors rather than a small set of french doors.
🏑 A loft conversion in Purley for the creation of two flats on a street where flat blocks are currently being built.
🏑 A property in Sussex required drawings to enable the owner to sell the property showing the full potential.
🏑 we applied for an extra storey on a bungalow in Sunbury to create home with 4 bedrooms, office, playroom, sitting room, open plan kitchen diner, living room and utility.

We don't just get planning applications granted, we also win APPEALS.

This month we received this GRANTED appeal which overturns the councils decision to refuse planning permission.

The client can now build their project!

To do this, we wrote a persuasive argument in the form of a report, using local precedents and local planning policy.

Congrats to our client!

Make your own sunshine....

Take a look at this project we completed in Kingston. It's a great example of how to maximise your outdoor space.

For those who found that they had green fingers during the pandemic, doesn't this look like a wonderful place to sit and admire your work.

β€œI want to appeal” said Mrs Stewart.

After having had three refused applications by her previous consultant, yes THREE, it was no surprise that she was at the end of her tether.

I thought to myself, how could this be?

While appeals are sometimes worthwhile, they can be costly and time-consuming.

After studying the submissions, it dawned on me.

I felt as though I had just cracked the code. All we had to do was tweak the design on the rear extension in a small way.

She trusted me and off we went - we also took the opportunity to refine the interior layout too.

New drawings & a new sense of optimism.

Crossing the i’s and crossing the t’s, I made sure the council had NO reason to refuse the proposal for a two-storey side, single storey rear and loft conversion with box dormer.
..This week, the proposal was GRANTED.

This was such a big win for Mrs Stewart and her family as she was led to think that the council had been inconsistent in their decisions. This was really not the case - this could have been avoided after the first refusal. Thank goodness she came to me.

I relished the call to congratulate her!

She was thrilled - I could hear the joy in her voice.

This is why, I do what I do.

Would you ever have expected that you would need a 60 Tonne Crane to put your studio in your garden? That is what Mr Andrews soon found out when he looked into having a prefabricated building as his new home office in his garden. He did not know where to start with this and contacted me. After some investigating, I found that not only did Bromley Council need 8-12 weeks notice, a big fee and to create a temporary road closure, but we would also need a cherry picker licence. Now, this is all do-able, but unfortunately, he lives on a bus route means that he will need to apply to to divert the bus route! This is even more time and money. In light of this, we are currently investigating modular structures which can be assembled onsite or simply building from the ground up. It is my job to investigate the council requirements and aid in the decision making process, even when it comes to permitted developments such as this. This is so my clients can make informed decisions and then allow me to cut through any red tape as required.
