You may want to build a new home or renovate an old one at a point in time. This is great! But each of these decisions comes with a cost. Therefore, you are required to know certain things that drive this cost and how you can "befriend" them so that the cost you will incur will be manageable at the end of the day. This is when expert knowledge is relevant. 1. Get a building plan and go over it line by line:
In the beginning, get a plan and your contractor should discuss the build plans with you thoroughly. During this early planning, make sure to go over everything in fine detail. Be sure to ask questions about things you are unsure about. You can also talk to other contractors independently so as to be sure you wont be shortchanged by any charlatan of a contractor.
2. Get Your Own Materials
In many cases, it may be cheaper for you to purchase the materials needed than it would be to go through your contractor. Why? The contractor places a profit margin on every single material purchased. You cannot buy all materials yourself, but things like blocks, cements, roofing sheets, tiles, and counter tops may be cheaper from a major home improvement store. On the other hand however, if you want to transfer certain risk that comes with the purchase of these materials, that will be fine as long as you know the cost of each.
3. Hire a Licensed Contractor
Where will you take a mason that has done poor work on a project to for sanctions? Most contractors have licenses and belong to associations that will want to uphold their integrity. This alone is a guarantee for quality work. This will avoid having to redo the work yourself, or hire another contractor.
