WHAT IS HAPPENING IN THE LA ANTIGUA REAL ESTATE MARKET?

There appears to be a shortage of rental properties and this is due to a couple of reasons:

*Foreigners have discovered Guatemala and in the last year there has been a large influx that is continuing (unfortunately this is pushing locals out of Antigua and into the further afield areas such as San Miguel Dueñas and the Alotenango area)

*Realtors like myself don’t publish all available properties. We have our own private contacts

*Owners have recently decided to sell their properties rather than rent them

*Airbnb has taken over the long term rental market. In 2025 there were 1600 Airbnb's registered in La Antigua

Both sale and rental prices have gone up exponentially due to the influx of Expats and the Airbnb market.

🚨 Congress Approves Reform Eliminating Property Tax on Homes

The Congress of the Republic approved, with a two-thirds majority vote, Decree 18-2026, which reduces the Single Property Tax (IUSI) to zero for all properties designated for residential, family housing, and mixed-use purposes.

With this reform, homeowners will no longer pay this tax, while the IUSI will continue to apply to properties used for commercial purposes, as established in the approved legislation.

This measure is part of the reforms promoted in Congress and represents a significant change to the IUSI system for thousands of homeowners in Guatemala.
