This interview is about the wrong government policy/practices on the residential property market . The government has been doing wrongly over the past ten years. I have offered my three critical ways on turning the mal-practices into a correct direction . If adopted, it will totally turning the market into a healthy development. It is very important to the youths in HK. The part from 3:01 to 10:19 is the background of the issue . Thereafter till 25:00 is the part of my ten cents.

尋日聽到一個資深嘅律師講兩個故事都幾得意,喺呢度同你地分享,話說一個阿伯就係大陸生左個仔嚟到香港呢又娶第二個太太又生咗幾個仔女,咁生前呢已經將好多物業呢分了給大陸和香港啲仔女,後來生癌,無幾耐呢大陸個仔呢就過咗嚟接咗老豆返去大陸,之後呢就關住佢失蹤好幾個月,後來就死咗就有一張大陸嘅遺囑話將全部財產比大陸嗰個仔。咁呢單官司打左好多年,最終都係大陸個仔得勝嘅,呢個故事同我地講呢,遺囑係可以不斷咁更改,最後嗰張就得勝。

2. Invest carefully. Make saved money grow.
3. Seek advice of experts.
4. Make budgets for 9/10 of income. Only spend on necessities.
5. Buy a house.
6. Save for old age and get insurance against sickness.
7. Enhance our skill so to increase income.
8. Help others.
9. Lend money only to those who have securities or skill.

To all young ladies
Why financial planning is so important.
Because soon you will get married then you become a mum. The good management of household finance is your responsibility. If you do well your husband and kids are happy. If you do not plan to get married, it is more important to save money for old age.
Rule 1
Spread the risk
When young we are full of hope. We never imagine mishap will happen. But it can happen. In case it happens are we sufficiently prepared? Are those we love so much adequately protected?
Rule 2
Always invest. We do not want to work forever. When we are old we want a safe where we can continuously get money to buy food and pay for medical bills.
Rule 3
Always save. Where do we get money to invest? This is the most crucial part. Are we willing to sacrifice some of today's pleasure for a better future ?

積金
強積金屬於退休基金,投資屬於長線。
在漫長的投資歲月裡,供款人會否在每年投資基金賺取回報,還是在一次金融風暴中把老本也輸掉,這就涉及風險管理的問題。
法例規定差不多每一個打工的都要供強積金,在我工作生涯,卻看到無數打工仔對自己退休金不聞不問,豈不怪哉?

什麼是效能?老師說,如果我能夠令到很多人的生命有所不同,當然是好的一方面,我就很有效能。於是,見到做單親的媽咪,我就告訴她,其實參加保險不用很多金錢,每個月1000至兩千都有很全面的保障。她說我如果沒有工作怎辦?如果怕沒有工作不能夠再比保費,那麼一開始就買沒有儲蓄的保險。之後如果自己有什麼意外或者生病,子女也不太難過.

我工作的一部份是提醒朋友可能發生的風險,這是我同事的故事。她以前是公務員,覺得無需要買醫療保障。後來爸爸心臟病發就開始每年檢查,發現血管壁増生,就在瑪麗醫院跟著李教授看,後來李教授離開政府,所有手術都在養和做,怎麼辦?這是個好醫生,不會隨便做手術,只能跟著他。這就解釋為什麼公務員還是要做危疾單。

她最近做了心導管檢查,估計要用四條支架通波仔,共四十萬,還沒計其他手術費和醫院雜費。為什麼這麼貴?她說原來支架有很多種,有比較基本的,有落了藥的,有佩合身體的。幸好李教授真是好醫生,原本估計70%塞的,做的時候發現才30%,李教授說不用做,雖然找單也還花了七萬多。她說她很幸運,因為她朋友的醫生還是給她朋友通才塞了10%的血管。

我以前專做癌症,因為比較熟。原來我同事吿訴我很多人因心臟病死,很多在洗澡時死,很多很年輕的,可能因她有相同毛病,比較注意吧。

這同事以前帶過學生做統計,後來一個學生不做,去做保險,請她幫忙,她就買了一份人壽。也叫她同事去買。有幾個買了,後來有一個忽然死了,也是心臟病,陪了三十萬,那時候三十萬可以買一個太古城單位。

我同事還要子女供養,人非常盡責真誠,我們公司的危疾計劃也很全面,可以找我找她研究一下,我也算是多謝了她告訴我這些故事。

沒人希望意外或生病,但沒人可保證不發生,只望萬一發生時,不用為沒有金錢煩惱。擁有保單後睡得好,身體好,最後用不著保險,拿回錢。

Many years ago I visited cancer patients. As a result I paid attention to many illnesses including diabetes. It is not surprising China is the no 1 country in this aspect. 1/11. India comes next. Why? It must be linked with our diet. We eat a lot of refined carbohydrates.
At least I know 5 personally who have the disease. One has become blind and had a heart operation. One had his leg removed. One is 90 years old taking a lot of tablets. One is putting needles into the belly 3 times a day. One is closely monitoring his body.
My suggestion? Eat everything with skin. Eat brown rice instead of white. Never touch soft drinks biscuits and cakes unless there is a good reason. Stop drinking wine unless there is a good reason. Exercise often. Eat 70% full. Never eat 3 hours before sleep.
