Revenue records mutation
Whether acquired by purchase, gift or relinquishment, ascertain that all revenue record mutations have been done in your favour. According to S. Babu and Aditya Khadriya, ELP Legal Experts Team, “Mutation is a change in the title ownership from one person to another when the property is sold. The procedure involves property transfer and registration of the new owner in 7/12 document. The registration is followed by a nominal fee amount that varies from state to state.”
Once the mutation is completed, the document must be collected from the revenue office within six months of the acquisition.
Registration
Once you have acquired the property, register yourself with the Registration Association of that respective area. Though this not a part of the legal proceedings but registering with the registration association of the society will help you in building rapport with your neighbours. A good relationship with the society members will assist you in case any illegal disputes arise in the future.
Fencing
Fencing the property is imperative to avoid any physical encroachment. You can either fence the property with wires or can create a wall around it. For further security, you can also build up a small property and rent it out. However, affirm that you maintain a tenancy agreement and that it is duly signed by the tenants.
Periodic visits
If you are living in another city or the plot lies in the outskirts of the city, make a point to arrange periodic visits to the site. In most cases where the owner does not conduct frequent trips to the particular site, someone else seizes the property. In case you are unable to travel on frequent basis, hire security services that monitor your property and updates you regularly. Hiring service providers will cost you a surveillance fee, however, it will be a much better way to watch over your property.
