Can you fit 12 bedrooms on a 2,046 sq.ft plot?

Sounds impossible, right?

But in this Chennai project, that’s exactly what we planned.

The ground floor was fully allocated for parking, with staircase and lift provisions. Above that, we planned 6 apartments, with 2 bedrooms, living space, kitchen and dining in each apartment.

The secret wasn't having a bigger plot.

It was using the available space intelligently.

Because the plot was compact, we planned vertically rather than horizontally. We also worked out the furniture layouts, working drawings, elevation, balconies and services with the space limitations in mind.

A badly planned 5,000 sq.ft house can still feel uncomfortable.

But with proper planning, even a compact space can provide comfort, functionality and a better lifestyle.

So don't ask only:

“How big can I build?”

Ask:

“How effectively can I use the space I have?”

Before construction begins, five essential drawings should be properly planned:

1. Floor Plan – Designed around your lifestyle, room sizes, doors, and windows.
2. Elevation – Not just about looks, but also long-term maintenance.
3. Structural Drawing – The foundation of your home's strength.
4. Electrical Drawing – Every light, switch, and power point planned in advance.
5. Plumbing Drawing – Water lines, drainage, and fixture positions clearly planned.

Making changes on paper is easy.

Making changes after construction starts can cost you time, money, and unnecessary rework.

Recently, a client from Tiruppur said his house budget was ₹2 crore, and he wanted to spend ₹30 lakhs just on the elevation. His reason? He wanted to show society who he was.

So I asked him one simple question:

“Are you building this house for society, or for your family?”

Spending ₹30 lakhs on an elevation isn't necessarily wrong.

"Sir, I have three quotations—₹1.5 crore, ₹2 crore, and ₹3 crore. Which one should I choose?"

I didn't answer with a price.

Instead, I asked one question:

"What exactly did you compare?"

He had compared only one thing...
