Recording 28/8/2026: I became a “teacher” again. 😂
This time, the whole session was conducted in English and Bahasa Malaysia.
Five of the participants were my direct downlines, while the others came from different Groups.
Different Groups, different experiences — but once we sat together yesterday, it honestly felt like one big family. ❤️
What made me happiest was seeing everyone actively participating. It wasn’t just about sitting quietly and listening. There were questions, discussions, and real-life experiences being shared from their own work.
And that made the session much more meaningful. 🙌
I’ve always believed that training is not just about teaching knowledge.
Sometimes, the real experiences shared by others can give us a different perspective and help all of us learn something new.
One of the main topics yesterday was the Sub-Sale Process.
I always remind our agents:
We are not Lawyers.
But we are Professional Property Agents.
Therefore, we need to understand the Sub-Sale Process.
We don’t need to become Lawyers, but we should at least understand:
• Where is the Buyer in the process?
• Where is the Seller?
• What is the Lawyer handling?
• What is the Bank handling?
• When is Consent required?
• When do MOT / DOA come into the picture?
• When is Perfection of Transfer required?
• When can Completion take place?
These are the basics that we should know.
And one very important reminder:
If you are not sure, don’t simply say “Can!” or “No problem!” 😂
Especially when it involves legal matters, documents or property ownership —
Refer to the Lawyer.
Being professional doesn’t mean having an answer to everything.
Being professional means knowing what you can answer, and what needs to be confirmed by the Lawyer.
There is always something new for us to learn in this industry.
And I’m still learning too. 😊
Different Groups, different experiences, but we all have the same goal —
To become more professional and responsible Property Agents. 🤝
Let’s Learn, Share & Grow Together! 💪
Thank you everyone for your participation, questions and sharing yesterday. ❤️
