One of the biggest property questions Nigerians face is: Should I keep paying rent or struggle to buy my own home?

The answer depends on your finances, lifestyle, and long-term plans—but let’s look at it from an Abuja perspective.

Renting in Abuja

A standard 3-bedroom flat in Wuse II rents for about ₦6m – ₦8m per year.

The advantage is flexibility—you can live in a prime area without spending hundreds of millions upfront.

The downside is: after 10 years, you may have spent ₦60m – ₦80m—with no property to your name.

Buying in Abuja

There are two main paths:

1. Build It Yourself

A plot in Lugbe or Kuje may cost ₦10m – ₦15m.

Building a 3-bedroom bungalow may take another ₦25m – ₦30m.

Total: ₦40m – ₦45m.

Advantage: Full control over design and cost.

Challenge: Requires discipline and staged funding.

2. Buy from Developers

Every week, the news carries another story: houses, shops, or estates being demolished. Families displaced. Lifetimes of savings gone in hours.

But here’s the hard truth: most demolitions are avoidable. They happen because of poor due diligence before buying or building.

Why Demolitions Happen

1. No Proper Title: Many properties lack valid Certificates of Occupancy (C of O) or Governor’s Consent.

2. Encroachment: Buyers unknowingly build on land reserved for roads, schools, pipelines, or government projects.

3. Fake Documents: Unscrupulous sellers issue forged allocation letters, survey plans, or deeds.

4. Community Disputes: Land sold by one family faction can be contested by another, leading to court orders and demolition.

The Lessons for Buyers

Do not rely on words. “The chief said it’s fine” is not a title document.

Engage professionals. Always verify survey plans and titles through estate surveyors and land registry searches.
