Let’s be honest.

Not every land being sold today as “residential” is truly ready for residential living—at least not in the next 5–10 years.

And that’s where many buyers get it wrong.

⚠️ The Hidden Reality

Some properties being marketed today:

Have no proper road access
Lack drainage and basic infrastructure
Sit on flood-prone or unstable terrain
Depend on future development that may never come on time

Yet, they are confidently sold as “perfect for immediate residential development.”

🧠 The Truth Most People Don’t Know

There’s a difference between:
👉 “Residentially zoned land”
and
👉 “Residential-ready land”

One is on paper
The other is on ground

Before you buy any property, ask:

Is this land actually suitable for building now?

🚨 A powerful nation is one that can control its positioning system

That was one of the strongest takeaways for me at the Beyond CORS program in Uyo, Akwa Ibom State organized by Sacredion.

The session didn’t just revisit the evolution of surveying—from compass to GNSS—it challenged how we think as professionals in today’s geospatial era.

One statement stood out:

“A powerful nation is one that can control its positioning system.”

This explains why multiple countries and regions are developing their own satellite constellations. Today, what we use in the field is no longer just GPS—it is GNSS, integrating multiple satellite systems to deliver better accuracy, reliability, and positioning strength.

For me, this wasn’t just theory—it reinforced what we already see in practice:
As geospatial professionals, leveraging multi-constellation GNSS, drone mapping, LiDAR, and advanced GIS workflows is no longer optional—it’s the standard.

The program also delivered hands-on exposure to cutting-edge technologies, including:

* Advanced GNSS applications
* Visual positioning systems
* Drone-based mapping and scanning
* Terrestrial data acquisition platforms

Another major highlight was the commitment of Sacredon to making GNSS data more accessible. In a data-driven world, access to reliable geospatial data is the backbone of informed decision-making and national development.

Kudos to for pushing this innovation forward.

It all comes down to coordinates. But they're so much more than just a string of numbers.

Surveying Without Limits: When Drones Take the Lead!

Surveying is no longer just about boots on the ground, tripods, and Total Stations. Technology has changed the game, and drones are now at the forefront of modern geospatial data collection. But let’s be honest—while traditional methods have their charm (and plenty of sweat), there are places where even the best surveyors won’t dare to go.

That’s exactly the case we faced recently in Ukwa West LGA, Abia State, where my team had to map 255 hectares of land for a topographic survey. The challenge? Some parts of the site were not easily accessible due to security concerns. Now, I love fieldwork, but there’s a big difference between navigating rough terrain and walking into a place where you might need more than just a Total Station for protection!

Instead of risking it, we let the drone do the job—and what a fantastic decision that was! We deployed a DJI Matrice 350 RTK with a Tersus MPV LiDAR payload, and within a short time, we had high-resolution data, precise elevation models, and all the information we needed—without breaking a sweat. (Okay, maybe just a little sweat, but nowhere near what traditional surveying would have required.)

Lessons from the Sky

This project reinforced a simple truth: technology is here to make life easier, not replace expertise. As surveyors, our job is not just about data collection but knowing when to use the right tools for the right job. Sometimes, that means embracing change, even if it means swapping our prism poles for drone controllers.

The Irony of Urban Development in Nigeria

Literacy should ideally improve decision-making, but in Nigeria’s built environment, the opposite often seems true. I have visited villages with no town planners, yet their buildings maintain proper setbacks and logical planning. Meanwhile, in cities where educated individuals reside, we see structures built under electricity transmission lines, too close to roads, and even within the right of way (ROW). Shops and kiosks take over walkways, creating hazards for both pedestrians and motorists. This stark contrast amazes me and raises a crucial question—why does awareness not always translate into better planning?
Even more concerning is that some individuals willingly pay bribes to secure illegal building approvals. This is nothing short of suicide—you are essentially paying for what may one day lead to loss of life and property.
I have also noticed how literate individuals often try to dictate how professionals like surveyors should do their jobs, yet in rural areas, people trust and respect expert advice. This is a wake-up call to town planners and surveyors: policies guiding development must be strictly enforced, not just for compliance but for the safety of lives, property, and the environment. Sustainable development is only possible when rules are respected and implemented for the common good.
