*A - Z OF LAND MEASUREMENTS IN NIGERIA*
All you need to know about Land Sizes and measurements before purchasing any land in Nigeria.
These questions are very common in the Real Estate Sector.
_"What is one plot?”_
_“What is a half plot?”_
_“What is an acre and a hectare?”_
_"What does square meter mean?”_
Both buyers and sellers have to understand these terms to know what they are buying. If you have ever asked these questions at one point in time, this is the perfect post for you.
While various terms are used to measure the size of land, in Nigeria, land is measured in Hectares, Acres, Meters, and Feet.
So what is the standard size for a plot of land in Nigeria today?
The size of a plot can vary for different reasons but according to Nigeria’s land division, the appropriate plot for house construction is 100 x 50ft which can accommodate a standard house with a small compound.
To better understand Land divisions used in Nigeria, different units of area are used as follows:
*Hectare (ha)*
A hectare is a unit of measurement for an area, specifically representing 10,000 square metres. Hectares are a commonly used unit for descriptions of land in legal cases, planning, sale and agriculture. A hectare is a land measuring100m x 100m OR 328ft x 328ft. It is about two and a half acres. A Hectare consists of 15 plots.
*Acre*
The total area of land in an acre is 43,560 square feet. An Acre is a standard unit of measurement used by Land sellers. An Acre consist of 6 plots each measuring 6 x 120ft.
1 acre = 43,560 square feet
1 acre = 4046.86 square meters
1 acre = 4840 square yards
1 acre = 0.404686 hectares
1 acre = 1/640th of a square mile
One acre is almost the size of a standard football field which is about 4,046sqm. With some small calculations, we figured out that six plots make an acre if the plot size is 60x120ft. So converting acre to plot will give you one acre to 6 plots.
*Plot*
It is vital you understand that when it comes to a plot of land – there is no standard size.
A plot is simply an arbitrary term used to describe any piece of land. A plot can be used for multiple purposes including building a home or farming.
When looking to buy land, the first question you should be asking a developer or an agent is “what is the size of the plot”?
In Lagos State, the standard size of a plot is 60 x 120ft ( 18m x 36m ie 648sqm), while in some other cities of the country, plots are measured in 50 x100ft. However, most properties in Lagos sell a plot at 500 to 600sqm and a half plot at 300sqm. The reason most estates sell a plot lower than 648sqm is to have set back which aids in the estate planning.
*Square meters*
The square metre is a fundamental metric unit of area. A square meter is simply the area of a square which has sides that measure 1 meter in length. It has a symbol m². It is used for measuring areas of anything from rooms to houses to land.
*Square foot*
The square foot, plural square feet, is an imperial unit of area. 1 square foot is defined as the area of a square which has sides that measure 1 foot in length.
*Meter (m)*
Meter is the fundamental unit of length in the metric system and the International Systems of Units (SI). It is equal to approximately 39.37 inches. One meter (1m) comprises of 3.3ft.
*Feet (ft)*
A foot is a unit of length in the Imperial Customary Systems of Measurement. One foot (1ft), plural feet in measurement, is defined as 0.3048m exactly. One square foot (1 sq.ft) comprises of 0.09sqm.
