Professionals are there to help you identify issues, ask the questions you may not think to ask, and protect your interests throughout the transaction.

You may not understand everything they are checking at that moment.

But that doesn’t mean those checks are not important.

Sometimes, your lawyer, surveyor, agent or other professional may tell you:

“Don’t proceed yet.”

“But why? The property looks perfect!” 😩😂

The truth is, professionals may notice things you don’t.

They may not explain every single detail immediately, but sometimes their job is to protect you from risks you haven’t even seen yet.

So before you dismiss professional advice because you don’t understand it, ask questions and listen.

⚖️ NO PROPER LEGAL DOCUMENTATION? 🚩 PLEASE PAY ATTENTION.

One of the biggest mistakes a buyer can make is assuming that because a property exists physically, everything must be legally okay.

A beautiful house does not automatically mean the transaction is safe.

A nice location does not automatically mean the title is clear.

And someone saying “Everything is fine” is not the same as proper verification.

👀 WHEN THE DETAILS DON’T ADD UP… DON’T IGNORE IT.

Sometimes, it’s not one huge problem that should make you concerned.

It could be the little inconsistencies.

The information doesn’t match.
The documents raise questions.
The property you’re seeing doesn’t correspond with what you’re being shown.

And instead of asking questions, the buyer says:

“Abeg, I like the property. Let me just pay.” 😂

Please don’t.

When something doesn’t add up, pause and investigate.

📍 THE SURVEY PLAN AND THE PROPERTY MUST TELL THE SAME STORY.

Imagine buying a property, only to discover later that the details on the survey plan don’t match what you were shown. 😳

That is a red flag you should never ignore.

A buyer shouldn’t simply collect a survey plan because “the agent said everything is fine.”

You need to understand what the document says and ensure the information corresponds with the actual property.

Because when you are dealing with land and property, small details can become very expensive problems.

One major red flag is when a seller or agent is putting pressure on you and making it difficult for you to properly investigate the property before payment.

“Someone else is ready to buy.”

“The price will increase tomorrow.”

“Just pay something first.”

These are the kinds of pressure tactics that can make buyers ignore important things.

Real estate is a serious investment. You deserve the opportunity to ask questions and carry out proper due diligence before committing your money.
