Three important points every Nigerian Investor and Investor-to-be should know.
1. Stop holding your fund in US Dollar(Foreign Currency) for now:
Gone are the days when people make profit by just buying and holding US Dollar, GBP and other foreign currencies as Naira kept nose-diving in value over the time.
I personally gave recommendations for my followers to buy and hold US Dollar here on Facebook and other platforms few years back and some of those that took the risk smiled at their bank account for making the smart move.
The present day Government policies have not only been very efficient but highly effective so far in boosting Naira value. If not for CBN's recent intervention to regulate the sharp rise in value of Naira by absorbing excess USD from the Nigeria FX black market to stabilize the exchange rate, A USD would have been trading for a range of N1,000 to N1,100 by now.
Imagine how much people have lost recently just by holding $10k when Dollar was trading for N1,700 to now when it is about N1,340 per USD.
2. Position yourself for the upcoming opportunities:
The world is evolving, change is the only constant. As a business owner or civil servant, you need to evolve. Welcome new ideas, learn new skills.
Last week I wrote a long business proposal in 3 hours with AI. The same proposal would have taken a minimum of 5 days with serious labour for me to complete it.
Don't be like some popular companies that got left behind due to lack of innovation. As an investor, watch where new opportunities are emerging.
Think modern day crop Farming, think Real Estate Investment, think Production e.t.c and milk the opportunity as much as you can.
3. If you have some extra cash you can afford to part with for some months, invest in tangible assets that have real value:
Push some of your funds into real assets that can make you money even while you sleep.
Real estate investment (Land banking) is the easiest and one of the most profitable ones to embark on if you invest safely and properly.
I had a long phone call with one of my Real Estate clients who is now based in the UK few days ago and he had a good regret.
I call it good regret because he bought a small flat at Abesan Estate, Ipaja Lagos in the year 2020 during the COVID period for N3.8m. Flats in the same estate now sell for over N20m as we speak.
He blamed himself for not buying 3 flats as he had the fund to do so then.
I have witnessed a land bought by my brother's friend for N150k later sold for N3.5m in about 8 years
Also, an aged client shared his experience with me 2 years ago on how he bought 2 plots of land at Lekki, Lagos for about N2.5m in the early 90s and sold one of the plots for N250m several years later.
A client of mine also bought 500sqm plot of land through me at Eleran-igbe, Ibeju Lekki just two years ago, September 2024 to be precise; as we speak real estate companies now sell land in that axis for range of 20m to 30m depending on closeness to the main road.
The bottom line is, "you will always make good profit from holding landed properties unless you buy a bad one with issues"
