I had a client in 2020.

He saw our Festac land.
2 plots. 5M each = 10M total.

He liked it.
He paid 200k deposit to "hold it".
Then said "I'll complete later".

I called him every month for 6 months.
"Chief, let’s complete. Prices are moving."
"Don’t worry, I’ll do it soon."

Fast forward to 2025.

Same Festac land is now 29M per plot.
That 10M is now 58M.

He called me last week.
"Please is there any way I can still get it at 5M?"
He was almost crying on the phone.

5 years later, he still doesn’t own a single plot.
