From the first call to the last signature, this is the sequence:

1. Site walk. We look at what is there, not at what the drawing says is there.
2. Quotation. Line by line — every device, every metre of conduit, the labour, the testing. You see what you are paying for.
3. Scheduling with the building. Night windows, isolations, permits.
4. Installation. Roughing-in, devices, terminations, programming.
5. Testing and commissioning. Device by device, against a schedule.
6. Turnover. As-built drawings, test records, and the panel handed over in normal condition.

Step 6 is the one that gets skipped in this industry. It is the one you will need in a year.

Planning work in your building? Send us the site and the scope, and we will walk it with you.

Typhoon season leaves damage that does not announce itself.

Worth checking once the water is out:
• Detectors and panels that were in a flooded or wind-driven-rain zone. Water in a device or a conduit shows up as a fault, or as nothing at all until it matters.
• Standby batteries after a long outage. Deep discharge shortens their life, and they may not have recovered.
• Any device that was isolated during the storm and never put back into service. This is the common one.
• Exit routes and external escape stairs for debris and damage.
• The panel event log. It records what happened while nobody was watching.

If your system rode out a storm and nobody has looked at it since, message us for a check.

JTY Pacific Services, Inc. looks after fire detection and alarm systems for malls, warehouses, offices and condominiums across the Philippines — the panel, the paperwork and the inspection. In service since 2005.

Fire drill records: what an inspector asks for

The systems get all the attention. The records are what gets asked for first.

Have these ready and current:
• Fire drill records — date, who took part, how long evacuation took, what went wrong
• The fire safety maintenance report for your detection and suppression systems
• Extinguisher service tags, in date
• As-built drawings matching what is actually installed
• Your current FSIC

The pattern we see: a building with well-maintained equipment and no paperwork fails, and a building with average equipment and complete paperwork passes. The inspection can only assess what you can show.

Not sure what you are holding? Message us and we will tell you what is missing.

The mall's sprinkler system does not protect your kitchen hood. Something else does.

Cooking-oil fires burn hotter than ordinary combustibles and reflash if the fuel is not cut. That is why a commercial kitchen carries its own wet-chemical suppression system under NFPA 96 and NFPA 17A: nozzles aimed at each appliance, the plenum and the duct — and an interlock that shuts gas or power the instant it discharges.

Three things we check on tenant fit-outs:
• Nozzle coverage matches the appliances actually installed, not the ones on the drawing. Swap a fryer for a range and the coverage is wrong.
• Grease in the duct is fuel. Duct cleaning is fire protection, not housekeeping.
• The fuel shut-off trips on discharge and needs a manual reset. NFPA 96 asks for a semiannual check by a trained technician.

Opening or renovating a kitchen? Message us before the hood is fixed in place.

The kit that goes to every turnover

A turnover is not finished when the last device is mounted. It is finished when every one of them has been proven to work.

What travels with the crew on test day: smoke aerosol for the detectors, a heat source for the heat detectors, the panel programming laptop, a decibel meter for the notification appliances, and a printed device schedule that gets a tick beside every point.

If a device is not on the schedule, it does not exist. If it is on the schedule and it did not sound, nobody goes home.

A sprinkler head that's been painted over is no longer a sprinkler head. It's a ceiling ornament.

Our team recently completed a sprinkler head replacement at a retail hardware store in Valenzuela City. The heads had reached the point where inspection alone was no longer enough — NFPA 25 is clear that sprinklers showing corrosion, paint, loading, or physical damage must be replaced, not cleaned and not repainted.

Scoped, executed, and turned over without a single closed selling day. That's the part most building owners don't expect: a proper AFSS repair doesn't have to cost you operations.

When was the last time someone actually looked at your sprinkler heads from floor level?
