Beautifully organized chaos on a Monday morning as our in house A Team pushes completion. The bedroom change order should have finished Saturday however a blocker stopped progress. The client must have their bedroom back by Tuesday….and this will be done.

6 month speed run from handyman to 10 million dollar GC and developer built on relationships not fancy marketing and fancy systems.

Just fundamentals and relationships.

A client came to us with a gorgeous set of plans and a beautiful parcel of 10 acres that if he built, would have created a 1,000,000 immediate loss of equity.

The primary issue being the VERY niche and one of a kind architecture (think mid century modern meets brutalist).

As a primary residence this isn’t so bad but the issue is he no longer sees room in his portfolio for this property and is looking for an exit.

So we engineered an unorthodox solution that provides more than just a return of capital to the client and provides a very real shot his passion project gets built.

And if not, this will make for 4 very nice residences built between 2027 and 2029.

500 dials. 30 conversations. Roughly one luxury-realtor appointment every day.

I haven’t closed a deal from it yet.

I started this week.

But I’m not calling for random handyman jobs.

I’m building relationships around homeowners likely to create million-dollar remodels, additions, and custom homes over the next two years.

It takes me about five hours to make 500 dials.

The immediate referrals can pay for the time.

The future construction pipeline is the real prize.

And once I prove the process, I’ll replace myself with licensed callers—just like I replaced myself in the field.

That is how you turn cold calling from a job into a scalable luxury-project acquisition system.
