Last sunday I walked into this realtor’s open house using this brochure:

I then followed her on IG that evening and sent her a thoughtful DM about a piece of her content.

Yesterday and I got a referral from a client of hers who just bought a 70’s s**t box condo in Scottsdale (very wealthy).

And he wants 3 bathrooms and a kitchen done......I’d wager 200-280k.

She was my 117th realtor open house.

To crack this nut I invested 8 hours/week for 10 weeks.

80 hours to turn at least 60k in gross profit puts my hourly rate at this moment doing that activity at 750/hour.

Meaning if I scale this activity to its natural end by hiring a full time business development rep when that time comes.

That will produce 2000 x 750 = 1.5M of gross profit (4.5 million in sales).

Here’s why FEW ever make this work.

Ask yourself this question.....

Are you disciplined enough to perform a task that gives you social anxiety every weekend for 8 hours for 10 straight weeks without knowing it’s going to work?

The honest answer is probably 1 in 50 have what it takes without coaching and accountability.

So here are your choices:

Invest 100 hours over 3 months to LAUNCH (and then 8-10 hours per week to maintain)

OR

Spend $2500 per month per extra 100k per month you want to grow

OR

Get a job

2 hours on a Sunday. 5 realtor conversations. 800k remodel uncovered and 2 handyman jobs for a couple thousand. If your business isn’t where it needs to be….first stop listening to the gurus. In fact, do the opposite.

I dare you to work this hard…..

While they are pushing social media ads, save your money and spend time building relationships the old school way.

Focus on realtors, architects, designers, mortgage loan officers and insurance agents.

Figure out a way to add tangible immediate value to their businesses so you don’t come across as just another thirsty begging contractor.

When over 70% of large projects start as a referral, you will suffocate your competition spending 10s of thousands in content and ads….

So bottom line, when the gurus tell you to zig….start zagging.

Most contractors think margin dies in production.
A lot of times it dies way earlier than that.
It dies when vague plans, weak scope, and bad information get turned into a contract.
Then everyone acts shocked when the job gets messy.
If the project is unclear before the contract, profit is already at risk.

Why do contractors lose six-figure jobs after “great” sales calls?

Because the homeowner liking you is not the same as the homeowner trusting the project.

A lot of contractors walk out of the meeting feeling good.

Good conversation.
Good rapport.
Good vibe.
Then they lose.

Why?

Because they tried to sell confidence on top of vague plans, weak scope, and bad information.

The homeowner is not just asking,

“Do I like this guy?”

They’re asking,

“Do I trust this project not to blow up in my face?”

What talking to 100 realtors in less than 30 days brought my contractor:

2 additions
1 casita (ADU)
3 bath remodels
1 insurance job
1 whole house exterior & interior remodel
and a ton of 1/2 day jobs to keep the in house crew of 5 busy.

End of March this company will print its 3rd 100k month (I joined two months ago- the founder Shane is an animal getting this to 80-100k months from scratch in a year)

We sent out 1200 handwritten letters to high equity homeowners pitching no money down casitas.

This week we turn on GLS, sending out 600 risk report letters to the February remodel permit addresses, joining BNI/NAHB/NKBA/ASID and flipping the switch on the calculator waterfall funnel.

So far holding a 55% gross margin and a 40% net margin but as we grow that net will drop to 20-25% as we strategically add the right employees in the right order.

Your pipeline is 800.
Startable is 450.
That is three projects.

Key result one.
Put three contracts into build by 4 15.
From design.

Key result two.
Replace 450 of produced design back into design.
Or you create a cliff.

Key result three.
Choose the job mix that makes this easier.
Eight small kitchens create chaos.
Two big projects create control.

Stop tolerating drift.
Pick starts.
Refill design.
Enforce the lane.
