In Central Portugal, things often work at a different pace. Whether you’re trying to get a smart meter installed or figuring out why your gas bottle is empty in the middle of a shower, it can be a bit of a headache if you don’t know the ropes. Ever wonder why some "independent" advisors always seem to point you toward the same few properties or lawyers?

When we moved to Portugal in 2023, we quickly realised that the "help" often comes with strings attached. In the property world here, kickbacks (or secret commissions) are everywhere. An agent might get a cut from the seller, then a kickback from the lawyer they recommend, and maybe even a slice from the surveyor.

It’s a bit dodgy if you ask us. How can someone give you truly honest advice if their paycheck depends on you picking a specific house?

That’s why we do things differently. We don’t take kickbacks. Period.

Being a true buyer’s agent means we’re on your side of the table, not the seller’s. We’re licensed, insured, and completely independent. If a house is a lemon, we’ll tell you it’s a lemon. We’d rather you find the right home than line our pockets with hidden commissions.

If you’re eyeing a ruin in Central Portugal, it’s easy to get lost in the dream of stone walls and sunsets. But renovation costs can be a proper headache if you aren't savvy.

One massive game-changer we wish we’d known sooner is the VAT. Standard VAT is 23%, which eats your budget fast. However, for many projects on older homes in specific areas, you can drop that right down to 6%.

On a €50,000 renovation, that’s the difference between paying €11,500 in tax or just €3,000. That’s €8,500 extra for the kitchen, the garden, or just a lot of decent wine.

It’s not automatic and there are hoops to jump through with the councils, but it’s 100% worth it. When we moved here in 2023, the lack of clear advice was a nightmare. That’s why we do this now: sharing the grounded support we needed ourselves.
