When I first started hosting over seven years ago, the short-term rental industry felt a little bit like the Wild West.

I listed my property, welcomed guests, and got on with running my business. There were very few rules, very little paperwork, and not much government involvement.

Today, that's changing.

Around the world, hosts are seeing new regulations, registration requirements, tourist taxes, and increasing expectations around safety and compliance.

Whether you agree with these changes or not, one thing is clear: the short-term rental industry is growing up.

Personally, I don't think that's all bad news.

As someone who believes strongly in the future of independent hosts, I think professionalism will become an even bigger competitive advantage in the years ahead. The hosts who will thrive will be those who treat hosting as a business, deliver exceptional guest experiences, and adapt to the changing landscape.

The opportunity is still there. The rules of the game are simply changing.

Guest reviews are the currency of your short-term rental business.

They influence trust, visibility, pricing, bookings, and ultimately the success of your property.

But here’s the part many hosts miss:

Guests are not simply reviewing the property itself. They are reviewing the *entire experience*.

✔ your communication
✔ cleanliness
✔ check-in
✔ accuracy of your listing
✔ how welcomed and reassured they felt
✔ whether the experience matched the promise

And the truth is, reviews begin long before checkout.

They begin when guests first see your photos, read your description, receive your messages, and experience all the small details during their stay.

Hospitality lives inside those details.

I recently joined Gil Chan on the Booked Solid Show for a chat about direct bookings, guest experience, branding, and the future of hospitality in the short-term rental industry.

One of the biggest themes we discussed was this:

Understanding the guest is everything.

Many hosts believe direct bookings happen because they build a website. But in reality, direct bookings are built on trust, communication, branding, guest experience, and understanding exactly who your ideal guest is.

One group of Canadian birdwatchers completely changed how we approached hospitality at our property in Panama and reminded me how powerful small guest insights can be.

I’ve expanded on the conversation in a new blog article inspired by the podcast.

I recently joined Gil Chan on the Booked Solid Show podcast for a fireside chat about hospitality, direct bookings, branding, AI, and the future of the short-term rental industry.

One of the biggest themes that kept coming up throughout our discussion was this:

Understanding the guest and hospitality is everything.

Over the space of only 2 years, our own property in Panama grew from around 10% direct bookings to approximately 80% direct bookings.

But it didn’t happen simply because we built a website.

Direct bookings are built on something much deeper:
✔ Trust
✔ Branding
✔ Guest experience
✔ Communication
✔ Repeat business
✔ Understanding your ideal guest

One of the most powerful lessons came from a group of Canadian birdwatchers who stayed with us and completely changed how we thought about guest experience and guest intent.

That single conversation led us to add a bird spotting scope, bird books, and tailored guest information to our property. These were small changes that created a far more memorable stay for future guests (especially those with a penchant for bird watching).

Hospitality remains fundamentally human.

And that is still where independent hosts have a real advantage.

A couple of weeks ago, I was in London at two of the key short-term rental events in Europe. They really got me thinking about where this industry is heading right now:

- AI is accelerating… but hospitality still wins
- Guests are booking later, staying shorter, and thinking harder before they travel
- OTAs are tightening control (and taking a bigger slice)
- Regulation in England is on the way

The landscape is shifting (not perhaps in the direction which was predicted at the beginning of the year!). The hosts who will do well are the ones who adapt.

Not by chasing every new tool or AI trend… but by focusing on what actually drives bookings and 5⭐ reviews:

1. A well-presented property
2. Clear, timely guest communication
3. Thoughtful touches
4. Genuine care for your guests

That part hasn’t changed. And it won’t.

If you’re running a short-term rental, or thinking about starting, this is the moment to step back and look at your business properly.

The opportunities are still there. But the approach needs to be sharper.

A few years ago, I stayed at Meadow Field Glamping, in the countryside, close to Rugby, in the United Kingdom. Despite not being a “camper”, I was completely won over by the experience.
