Dear consumers,
I believe many of us would have come across social media posts by real estate consultants advertising their services, highlighting how they have managed to sell properties within a short time frame through strategies like combination of home-staging, professional video tour as well as social media advertisements through geographical targeting. It has also came to my awareness that sellers who opt into this program to sell their properties are often required to enter into exclusive marketing agreement with these consultants where if properties are sold successfully, the commission applicable will be inflated to factor in the costs of the above strategies.
Supposed you are a buyer or tenant, will you primarily look for your property on the property listings portals or do you log on to the social media platforms to look for one?
Before you enter into such marketing agreements, please find sometime to really analyse the situation whether such strategies are required. I am not denouncing the effectiveness of such strategies, but I think that having proper understanding about the existing market will be more critical in executing any marketing strategies to locate the right purchaser. As a professional consultant, many of us preached on helping our clients achieve better savings through strategic investments or purchases, however, where it matters in terms of their sale, the marketing strategies are often blindly proposed without proper understanding on the assignment.
